Well, there's 2 levels of broadcast equipment and 3 levels that are due to be packed with tourists. Take those away, and there isn't much more "dead space" than there is on top of 2WTC. Actually, it's not all that different than the top of the Sears Tower either.

Green=Office
Red=tourist
blue=broadcast
gray=mechanical

EDIT, made one mistake. the second band from the bottom in Tower 2 should include the floor directly above it, for a total of 4 floors, 2 in the podium and 2 in the tower.

The Sears Tower, since it uses a river water water-chilled cooling plant (like the original WTC), needs a lot less space dedicated to cooling in the building compared to the amount of floor space in the building. The new WTC buildings are all self-contained and house all their cooling systems in the towers.

Thanks to NYCLuver for hoofing it on the bad foot to get those nice shots. Seems pretty clear that there's a protective film on all that glass (get it?... clear. Ugh...)

Thanks to STR for the informative renders about the use of floors on WTC vs. Sears Tower (Whatchu talkin' 'bout, Willis?).

The ring is open to the elements. There's no enclosed space. Highest floor will be the "104th" at 1313'10" above the street.

Yea but a lot of other buildings to that too, I know what you mean but visually this thing will have an impact to about 1400 feet, and that is massive, plus the highest occupied floor is only about 30 feet or so shy of the old WTC deck. Look at Shanghai world financial center, the top 200 feet is just an empty observatory and look at how massive that building seems/is.

I absolutely LOVE the SWFC by the way

As a novice to high rise buildings...I never knew so many floors and space was dedicated to mechanical. Heck, it blew my mind when I found out the old WTC had 100 elevators in each building. So speaking of...do you have a color chart of how much was dedicated to mechanical top the old WTC compared to the new WTC1 . Thank you.

Minorou Yamasaki actually visibly expressed the mechanical floors in the twin towers, so you can see it with a photograph. There was a floor above the lobby, two two floor bands in the middle (above each elevator zone), and 3 floors above the obs deck/restaurant that mixed mechanical and broadcast space.

Looks like I might be in new york at the beginning of May, it will be interesting to see how much further along they will be with this tower seeing the last time I saw it, it was just a glorified hole in the ground.
