I kinda liked it when the freeway brought you to that exact spot on a platter (at freeway speeds) and delivered you right there at the gates of urban Montreal.
(I suppose that's only true from my Sherbrooke/South Shore point of view, but still.)

That whole quarter of Toronto between Yonge and Queens Park north of the city hall is an unfortunate disaster. A lot of cities have their best bones in areas like that and TO has garages and blank walls.
Those CBD-adjacent areas are where things like Rittenhouse Square live in more mature cities.
This section of Bay has always been kind of bland, never a fan. I also sometimes confuse it with images of sections of René Lévesque, rarely have a seen a nice urban canyon picture of these two streets. Bay street looks good south of Queen and North of College, and René Lévesque looks great around Dorchester Square and Parc du Canada. Both important urban roads need some beautification done to them.
Being filled with hospitals and a big slum in the pre-war era unfortunately doesn't do one many favours for quality urban vibrancy today. Thankfully all the other CBD-adjacent areas are solid.
They have balconies in the territories? Had no idea. Just assumed everything up there was bare boned with no extras of anything.
In my job I do analyses on the financials of commercial properties and I've only had 3 or 4 mutli-res in Iqaluit and Yellowknife. Those didn't have something as luxurious as balconies.
Temperature-wise it's true. Trust me, I'm fascinated with the place and it's on my list of places to go. It's one of the locations on my phones default forecast locations. I was surprised as well but at least for the past 4-5 years there temps have almost mirrored ours in Toronto give or take a few degrees up or down.
This time of year there can be more fluctuations between the two, but come time when the seasons level off the temps between the two regions is very similar.
