Why don't you drive down there, check it out for yourself and interview the residents and workers? Do a racial count of the folks you see, and ask them about their salaries.
Serenbe is a total jewel, whether it meets your racial breakdown or not. I suppose you would prefer more soulless, mindless, clear-cut suburban crap had been built there instead.
