All utilities are up to par in WSP. Non-issue for this property. It was pre-serviced for a Costco.

Bay space at St V will be a Canadian Tire. Other tenants were moved in the same wing for Uniqio.

At the absolute top end Unilqo is under 100,000 sq ft and normally closer to 20,000 sq ft. Nike also normally lands around 20,000 sq ft and has a top end around 70,000 sq ft but not a change Winnipeg is getting near that.

Even if the former Eaton's at Polo Park drops the basement space as publicly accessible that leaves a lot of space to fill.

This makes me wonder if larger stores already in Polo Park like Sephora, Shoppers, SportsChek and H&M might get encouraged to relocate into the space.

The other possibility might be approaching Weston about opening T&T or Holt Renfrew in Polo but Holt is a real long shot.

Simon's would likely be a dream get for CF but considering they passed on the former Sears space for years it seems their opinion of Winnipeg was really soured by the failed David Asper deal.

I also sort of wonder if there could be some sort of destination restaurant like Cheescake Factory, Rainforest Cafe or Baba Gumps that might make sense to take over the north end of the space and be a sort of mini anchor.

I also think a full demo of the existing space to eventually be placed by an expansion of the mall might be an option as well, especially if CF is serious about their redevelopment plan for the overall site.

I kind of imagine barely 1/3 to 1/2 would be taken at best.
im guessing the nike would be 20,000 ft2 not including the basement, the basements will be utilized as back of house ( storage areas much like aritzia does now ) the current winnipeg nike is 15,000 ft2

Yes, so that means that there is a lot of space yet to lease out & knowing CF, they will do it over time.
Hopefully, some fun surprises as Cory B mentioned.. Stay tuned.

So does royal sports just have the Pembina location then? The Raleigh location has been closed for years and is maybe a warehouse for them or something? I think this was touched on recently.

I've always found their business to be a bit odd. Small family run thing. royal on Raliegh was my home sports store. Lived 5 mins from there and bought all my gear there until it closed.

It looks like the Royal/Kings on Pembina does good business. The sports part is always busy whenever I’m there. Probably tied with Pro Hockey Life as the top go to place for hockey equipment in town.

I don’t know if they own or lease the building they’re in but it’s a bit of a dump. There’s usually buckets out catching rain or snow melt from a leaky roof and the floor definitely shows that it used to be a car dealership and garage.

I went by St Vital, and they have hoarding up (Units 8-14) for the rumored Uniqio.

From the leasing map it will take over 16,000 sq feet or about the size of Marks or Dollarama.

The leasing map shows a Holy Shakes opening right beside SportChek.

I notice that Venetian Nails (by London Drugs) is applying for liquor license.
The Manitoba changed it's liquor laws to allow alcohol to be served at Spas and Hair Salon.

As far as I know the Haasbeek family that owns Royal Sports also owns both the Pembina Hwy and Raleigh St. buildings that their stores are/were located in.

That property is such an eyesore. It was a Lincoln/Mercury dealership decades ago.

That's always been the MO. Basic properties, no fancy upgrades. Store interiors are obviously home made type things. That's kind of my comment regarding the curious operations. They used to do team sport uniforms IIRC. Not sure if they still do.

Yep. They do all the jerseys and merch for every Hockey Wpg AAA and AA team. Probably close to 40 teams from U13 to U18.

It was called Midtown Ford. It opened up after Consolidated Motors a Mercury dealer at 253 Main St. closed.

Midtown Ford left Pembina Highway to go to the Waverly Auto Mall. I can't recall if another auto store went there before Royal Sports bought the lot.

Ah yes. Mid-town Ford. Forgot about that place.

I’m excited for this 468 Main development by Parlour. Christmas market. Florist. Chicken finger restaurant. Now I see a vintage market.
