crap no. 805 is great. more buildings on peachtree should be like 805. it is a historic warehouse converted to modern condos, it fronts peachtree with street level retail... if we tear it down, there goes another piece of atlanta history. my only complaint is the way that it fronts 5th street with the parking area in back is less than desirable.

i just can't fathom that with all the remaining empty lots and huge parking decks, that anyone would imagine replacing the suncoast building (805).

It still gets me that you can have a beautiful mixed used development going up with those old utility poles and wires just feet from peoples balcony. I go by Inman Quarter daily and it just takes so much away from the aesthetics.

Agree and in order to buy out a condo building, 100% of the owners have to agree on the sale terms. Never say never but, that will never happen.

Another O4W dealio



According to a rezoning application filed last month, North American Properties, developers of nearby BOHO4W apartments and not-nearby Avalon, are pitching 250 apartments with a little ground-level retail space at the park's edge farthest from Ponce City Market. The project, a corner lot where Ralph McGill meets Ashley Avenue, seeks proper zoning classifications for a multifamily development that would "enclose the Historic Fourth Ward Park with mixed use (and) encourage an urban and lively environment around the park."The apartment breakdown would lean heavily toward smaller units, with 184 one-bedrooms and 66 two-bedrooms. Projected monthly rents are listed like this: "$1,500+/-" ;plans also include a 4,400-square-foot restaurant or retail space, with a sizable patio overlooking the park's southernmost meadow. The projected completion date listed in the application (is)2015.

interesting.. so i guess Thunderbox Studios ( band practice space ) is going bye bye. too bad. it is a cool place. traffic is going to be an absolute nightmare once everyone moves into all these new apartments around 4th ward park

If someone had said that was a possibility 5 years ago, I would have just laughed. It's amazing what's happening near the park but I wish it would spread to that section of Boulevard

According to the Atlanta Business Chronicle, JLB Partners recently filed for a permit to build about 270 units in a five-story project apartment units at Ralph McGill Boulevard and Glen Iris Drive. The project would be built along the Historic Fourth Ward Park and near the Atlanta Beltline Eastside Trail.

exciting, but it should be noted that this development directly contradicts the master plan for the old fourth ward park; the apartments would sit on the site of a planned expansion of the park:

The City has no legal authority to force a private property owner to comply with the park master plan unless the City buys the land.

isn't that the entire basis for zoning laws? if the city wants to give any teeth to the beltline plans, it needs to start rezoning properties to comply with the beltline overlay district. this is not that big of a deal, of course, but regardless the city does have every right to rezone the property as it sees fit.

I think the issue is the Beltline, at this time, simply doesn't have the money to buy land to turn into a park and neither does the city. The city is selling off property and trying to get in good financial standing to issue bonds just to raise capital for backlogged infrastructure improvements. I would love for them to buy up some of this land, around Midtown as well, and turn them into parks before everything is developed on. However, I understand why they can't / aren't.

wow i totally forgot about the planned park expansion. hopefully they are still able to do the rest of the expansion if these apartments get built.. specifically the Ga Power lot.

No. Zoning cannot take private property for public good, such as a park, without the City actually buying the land. If it could, you can imagine that the City would just zone areas that they wanted to be parks as parks.

Zoning can shape the nature of new development via form, use, and intensity, but taking 100% of the use of the property for public use is completely illegal without just compensation.

walked from Buckhead MARTA Station to 5th Street today. Restoration Hardware is looking great. Haynes House is nearing completion. The construction fence is going up around the Brookwood Market portion being removed, and it sounded like demo had started. The two student towers on spring are really impacting that area in a big way, saw a for sale sign up for 4.15 acre parking lot area beside cyntergy north. They are really hauling on the 5th St. project. And finally, lots of dirt moving on the 60 11th St. site, the small building on site was being torn down as i walked by. The Starbucks at viewpoint has a long way to go before its complete, probably won't see that condo project or Novare's project get going till the beginning of the year.

Enjoyed your journey, BlueSangha. Too bad about Seventh's late start- it's been running ads that tout groundbreaking in November. Give those Starbucks' workers stronger coffee and speed up the transition.
