This was approved by the Gwinnett Planning Commission and will go before the Gwinnett Commissioners on Nov. 18th for final approval.

It sounds like there is strong chance of it happening they already have a large corporate client looking to relocate their HQ there. It might be NCR Corp. (I hope not, I work for them and would rather them stick with the Midtown site they were looking at).
looking at their usage makeup they may have a major entertainment trade school lined up (in the vane of Full sail or AI especially if AI is looking to consolidate its campuses in Decatur and Sandy Springs) add that to a big production company rebasing for taxes and it wouldn't surprise me if they already have a few hundred thousand SF on the table for preleasing.

Just because it's getting approval doesn't mean they have financing, tenants or buyers. Show me the money.

Any news on:

- 22 14th Street
- 811 Peachtree

I'm right beside you on to that one...also what about 1163 W. Peachtree,98 14st,1125 Peachtree,1138 Peachtree....
Only thing I can find about on 1138 Peachtree is.....

That looks like the model for the old Mandarin Oriental, Big. The original proposal was for Midtown, before they settled on the Mansion in Buckhead. Cool photos though - It's too bad that did not get built. It would have been a nice addition to the Midtown skyline.

Seventh Midtown

I asked the barista at the 7th and Peachtree Starbucks when the big moving day was. She said that they were originally going to move next week but it got pushed back, and now they don't have a date. I take this to mean that Seventh Midtown has been delayed.

I'd guess it's more to do with the new Starbucks buildout getting delayed somehow. They're still working on the new space as of yesterday.

According to an article a couple months ago, Scott Leventhal expressed that 1138 and Yoo on the Park are absolutely going to happen.

He went on to mention that the actual start date is hinging on his "Keep the Change" savings account that was set up for him to bankroll the projects.

Perhaps 1138 will get started. It will not look like that model however.

This has definitely broken ground.



I didn't think that little brick building was in the site, but they look to be gutting it.

811 is still working through property boundary issues with 805, however the city has agreed to review the foundation package that has been submitted, so that is good news.

805 Peachtree isn't exactly a new building. I wonder if in maybe 20 years it will get torn down in favor of something larger. How cool would it be to have another tower play off of 811 Peachtree? (100% hypothetical situation but still).

That would be cool but needlessly expensive to get off the ground 805 is a condo building i would imagine the by out would be prohibitive. we wont see anything like that until all the underutilized lots in midtown with appropriate FAR are developed.

Well of course they are going to use the undeveloped lots first, and 20 years may be undershooting it a bit, but eventually that's the kind of building that will be targeted for redevelopment.
