Seeing five towers just sprout out of nothing is still so surreal.

I'm in north Phoenix and anytime I drive down the 101, it just looks like this massive shadow in the distance that wasn't there a couple years ago. It's such a cool experience.

Yeah, you can see these pretty much along most of the route driving south on the 101 starting from the bend up by Princess - out on the horizon. Hopefully we see more of it.

I've been seeing them go up gradually for over a year as I ride my bike along the waterfront path. This morning, though, I noticed them from the air for the first time as my flight home approached Sky Harbor. At first, I thought they were part of the nearby power plant, and then I realized they were South Pier. It's definitely a nice extension of the Tempe skyline eastward along the lake shore.

I just learned about that today when the War on Cars podcast re-released their interview with him. His legacy will endure in countless city council meetings in which his wisdom will be the basis of arguments against mandatory parking minimums.

It's official: The developers behind the 955 East University project have applied for building permits, the project name is "The Revelry," and the official address is actually 965 E. University.

If that were not enough confirmation, I checked Google this morning and saw that the U-Haul facility on the site is now listed as "Permanently Closed." It's really happening, folks!

IIRC, this is one of the slew of high rise projects in the University Drive corridor got its entitlements during the spring/summer of 2023, and I think this is the first one of those to move forward. The others I remember from that time were the 16 E. University project (old Wells Fargo Office building), Skye Tempe (NW corner University/Myrtle aka former site of Salvation Army building), Trinitas (211 E. 7th St currently an airgarage lot next to the Atmosphere) and the 712 S. College project (the old ASU bookstore/campus corner). Cool to see at least one of these moving forward, but was really hoping to see some of the projects in the actual downtown core going up by now. I do think the 712 S. College developers said they were planning to break ground around April/May 2025 so we will see if they are still on track soon enough.

Hell yeah. Between projects like this leaking past Rural along University, the ever-densifying student area along Terrace, all the stuff still going along Apache, Novus, and the lake, Tempe's downtown/urban core continues to expand.

That one is in for full building permit as well, Brinkmann is on board as the contractor.

Would love to see the 211 E. 7th street (Trinitas) project move forward, really pushes the downtown skyline east and also provides more demand for Novus area businesses. I don't have any insider info and can only see permits once they are filed, I think the only permit they had filed was a demo permit for the lot about a year ago that wasn't accepted, excited for them to potentially move forward.

Some pics of the 1020 E. Apache project (apparently called "Rambler Tempe") courtesy of Suntec concrete via Twitter today. Looks like they're approximately on floor 10 of 15 floors? Good progress, hopefully still on track to open for the Fall 2026 semester like originally planned.

Love driving/biking between the two big projects on Apache. So cool that they're almost (not quite) mirroring eachother

Happy Friday folks.

Exciting news! Recently found renderings suggest that The Pier will have a rooftop amenity. We’ll see if it's open to the public or resident-only, but of course I'm hoping for the former as a great driver of foot traffic to the area.

Redevelopment along Terrace continues apace with 'Sakara,' replacing 'Greehouse,' the 3-story building at 950 Terrace between Nine20 and Canvas, with 10 stories and 513 student housing units:



Also, I did not snag a picture but a fence is up at 955 E. University.

Saw the PSPR for this a couple months ago so happy to see they are moving forward with it. 513 units ends up being pretty dense for student housing (which is usually more bedrooms/unit) and it's cool to see them going for 10 stories despite the surrounding devs on Terrace being 5 stories and this having a much larger footprint than the recently approved Verve project. City Council shouldn't have any problem with this as this area has the maximum density on the general plan.

This is one of the last parcels directly on Terrace waiting to be redeveloped. The only places remaining are the Regency apartments (2 stories at NE corner Terrace/Lemon, there was a PSPR for that a few months ago as well) and the Plaza with El Paisanos et al. And then of course there are the old apartments on Lemon between Rural and Terrace, plus some older stuff further east, but that fruit is a bit higher hanging.

I am once again asking Tempe/Valley metro to consider building an additional light rail station around Terrace/Lemon, I know it's a bit redundant but in 10 years that could be a top 5 traffic station in the system.

Developer is starting the public hearing/entitlement process for the First Congregational Church/House of Tricks lots. The sign makes clear they still plan to keep the main sanctuary of the church, but it's unclear to me if the plan is still to try to move the historic House of Tricks buildings or de-list them.



Also, here is the status of the new restaurant building at Hayden Ferry Lakeside. At long last I believe the site will be fully built out when this is complete:
