At 15 storeys in a driving rain storm it won't be pleasant to come home with bags of groceries or anything you want to keep dry.
it feels like we are still trying to go after the southern cali style of buildings. leak condo did the same thing. who wants to be outside in the rain, wind, etc at the 10th floor? thats just; unpleasant.

we arent some tropical/warm enviroment where we can just be outside in shorts all the time. our summers are relatively short. most of the year its cold/wet/windy/etc. and the higher you go, the windier it will get.

I wonder how noticeable the wind speed difference would be in a 15 storey tower. A lot of those South False Creek coop housing have exterior corridors I believe..

Yes, that's what I would call open air where it's protected from the elements save for a heavy wind which is rare in Vancouver.

There's also a 50+ storey tower in the West End with exterior corridors.

i dont have to lug in whatever i am carrying from the balcony.

it depends how open this is. i liked it when in hawaii, it was very lovely. but here? ehhhhhh.

Probably doesn't apply to 15 storeys, but you also wonder how exterior wind loads impact elevator shaft air pressure.

Methinks it depends on the execution. For example, Singapore has monsoons that make ours look like scattered showers, but they keep building exterior breezeways anyway - I guess that means they work.

I guess a lot of of the elevator shaft issues is due to the temperature differences in a sealed tower (stack effect) or if any of the wind is infiltrating into the building in some uncontrolled way.

I guess exterior wind loads are probably more of a problem with either noise or the structural load on the tower?

I was wondering about elevator door allignments as well.

Weird "front porches" on that breezeway.

No direct sunlight for plants that far setback, and I suspect, as shown,
it'll become a messy storage area for stuff.
Hopefully there would be drains in the floors for rainwater and planter overflows and faucets to hose down the area.

Looking closer there are doors separating the elevator landing though the same flooring is continued inside. We’ll need to wait for the DP for a more detailed plan.

The patio corridor gardens are clearly inspired by streets in the sky of Robin Hood Gardens by Alison and Peter Smithson.

Should work better with modern security access into the tower itself, reducing the eyes on the street problem.

I have a covered balcony and it's fine in all but the biggest wind storms. That area is even more protected and looks like a cool outdoor space.

In the past I have seen cars waiting for delivery down around Marine Drive, but I thought they did that all on GNW these days. Literally just a storage yard too, not somewhere customers would go. 88 service bays in insane though.
