I didn't know UCP was here even back in 2005, when Edmonton house prices still lagged Calgary and Alberta.

Yes, Calgary's house prices are accelerating at a faster rate than Edmonton.

^ Playing the blame game again.

a lot of things are out of our control but Edmonton's problems are mostly internal and a result of mismanagement at all levels of civic government.

Start there first.

and I like the assumptions that I either made a positive or negative inference about the effect, but play on players.

Exactly, it's a good thing. We don't want to have the wild price increases that Calgary is experiencing (unless you're Cold and trying to sell a condo lol).

So higher house prices (aka unaffordable for most Canadians) turn Edmonton into a desirable destination that it wasn't before? That's the secret sauce that's been missing all this time?

How did Calgary vacancy drop so much so fast? Are so many buildings slated for residential conversion that it has caused that much of an impact, or is it a huge amount of backfilling of office space? or both? What's the main driver?

Many recent immigrants who first lived in Toronto, Vancouver and found it was cheaper to live in Calgary.
Better marketing for Calgary
Better flight connections
Banff nearby
