There's no way something will quickly evolve compared to the skyline at Metrotown or Brentwood. Might not be any viewcone but they'll all shadow on to the buildings north of it which might be a limit on some properties.

I'll bet you 20 Costco hotdogs that the Broadway skyline will actually grow faster than Metrotown or Brentwood. The demand for condos and apartments is going to be huge.

It's hard to see but in the last pic the first crane for Senakw is directly below 1477 W Broadway. It's going to be quite the skyline from that vantage point even without anything built taller on Broadway.

I would even go so far as to say the Broadway Corridor will grow faster than Metrotown and Brentwood combined.

Depends on whether or not Burnaby grows enough of a spine to start rezoning the SFHs; if so, probably not.

Sorry I interpreted it as the next 5 years of Broadway will be faster than the last 5 of Metrotown or Brentwood. I do think Burnaby's rapid growth in their town centres will begin to slow.

As soon as Brentwood runs out of car dealerships and auto mechanics to redevelop growth is going to very abruptly hit a wall, methinks.

That’s still 25-30 years away ish. Look at TAB. After they did first 3 towers they just relatively recently moved on to the next tower. And how many towers is it going to be in total, I think it’s 11?

Other ones haven’t even started. By the time they hit the wall I’m sure they will find another places. Lands south of Canada way and west of Willingdon are coming up as next neighborhood.
Burnaby Southgate I pulling 3 towers only, and you look how many more to come…
Lougheed mall same thing. 4 towers are done many many more to come

It could've, but a little late in the game now. The best of times for construction boom are all but over: there will only be moderate growths now. If the Broadway plan was introduced 15 years ago, the area is likely now more developed than the Bloor-Yonge neighbourhood of Toronto. In Vancouver, there will always be intense resistance to urban centre growths.

Metrotown and Brentwood have the momentum going, at least for the next few years.

With that said, better late than never. 1477 W Broadway will hopefully be the landmark tower that propels the growth of the node of Broadway/Granville. However, streets north of Broadway will have to be rezoned to accommodate retail, commercial, etc. to make the growth here sustainable.

You know that north of Broadway in Fairview already allows commercial and retail uses? There are medical office buildings, and an optical factory, and even a few retail stores. There used to be more, but developers aren't interested in keeping those uses, or space for them, so some of the commercial and service businesses like car repairers and commercial offices have gradually disappeared in favour of residential buildings as commercial activity has concentrated onto the main arterial, West Broadway.

Metrotown (as of 2017) has 12,000+ residential units, which will likely double over the next decade; between it and Brentwood, we can likely expect as many as 30,000 new units.

... Broadway will add 30,000 units all by itself. It's going to be growing as fast as both of them, so yeah, logan's right.

Our parkade designs are not that deep so I'm hoping for quick construction timelines compared to Brentwood area, for example. Minus the tenant relocation aspect of course.

This is probably more appropriate as a discussion in the Broadway Corridor thread. Metrotown (just in towers, ignoring the mid-rise buildings) added over 5,000 units since 2017, and has over 6,000 under construction There's over 22,000 more units already submitted for future development beyond that. (The numbers are from projects where unit numbers have already been identified).

Brentwood added 4,500 units since 2017, also has 6,000 units under construction, and has another 27,000 already submitted for the future, so between the two centres they have capacity for well over 60,000 more units than are currently occupied.

The Broadway Plan anticipates 30,000 units developed in 30 years. So far we know of very few of those as specific proposals, but as there are 100 inquiries for development, it seems reasonable to think there could be 20,000 to 25,000 units already identified. There are only 500 units under construction at the moment, and another 1,200 submitted, so there's a long way to go for Broadway to get to the capacity that has already been submitted in either Brentwood, or Metrotown.

Both the Burnaby centres also have thousands more potential units on sites we know will get developed at some point, but where nobody has (so far) submitted a proposal.

Are they cheaping out on the tower cladding and only using the bronze coloured style for the podium?
