100% - when the proposal was just 4 feet shy of Salesforce, it made the skyline look awkward and unbalanced. I'm very happy that they responded to Planning's concerns there, hopefully it can get approved more easily at this height as well.

Some parts of the design remind me a bit of 555 California. Very stately and balanced. Will make a great addition to the city, assuming it's ever built. The developer seems pretty bullish right now, at least...

Yes, overall I'm digging the new updated and detailed renderings.

A nice change up from the newer glass towers in its southern vicinity. The rich, earthy tones of the cladding and the eight massive 100 ft columns at the base harkens to the redwood tree grove in the courtyard. I like how the tower is broken up into 3 distinct segments to add aesthetic interest and help visually elongate the tower, and how the balconies are incorporated into the façade of the building rather than jutting outwards. Has that sort of mid century modern vibe about it. It's also interesting how all the windows are actually angled. Hopefully that doesn't get value engineered out of the project.

The public open space with the urban forest also looks to be a fantastic addition, offering a bit of quiet tranquility to residents and visitors from the hustle and bustle on the main streets.

I really hope it does not get built, or at least with this design in mind. The height is amazing! Nonetheless, the design reminds me of something I'd see at a beach resort and not something necessarily belonging to the financial district of San Francisco.

I really doubt this will get approved. Dean Preston is already railing against it (along with the "floating cube" due to low amounts of BMR housing (I guess 0 is better than any to them unless it's 100% BMR...) and one of the more funny complaints I saw about it was that it'll overshadow and make the Transamerica Pyramid not visible from the vista point at the Golden Gate Bridge...

They should all be sent to Mars with Musk.

The sun would be better, perhaps a black hole? Maybe Pluto?

Mars is still too close and hospitable.

That's what I'm concerned with given the SF approval process and how hard it is to get something approved that is taller than a tree. But fingers crossed!

Bummer with Oceanwide.

Couldn't they buy Oceanwide's site and finish that project?

Pretty tall buildings have been approved before though so it's not a total shot in the dark.

Wow, that's kinda unfortunate. I really loved this design but hey as long as it doesn't get chopped in half in height I can live with it.

The title is odd, if it's going nowhere fast or on hold, why is it being redesigned?

I don't think this is bad news if it's not cancelled outright. It'd be awesome if SF could pull another ~1ker.

This design is okay but could be better.

Yes, I thought the title was odd too, as the article never mentioned anything about the project being criticized.

The way it was worded, it sounded like the developer voluntarily wanted to redesign it.

I agree, but again... it's just clickbait headlines and scraps of information someone tried to build a newsworthy article on.

Not a huge fan of the current design and looking forward to some refinement and hopefully more interesting design overall. No loss there IMPO.

SAN FRANCISCO | 77 Beale Street | 1225 FT | FLOORS

"On Friday the developer Hines — the company that co-developed the Salesforce Tower, which rises 1,075 feet — filed an application calling for a slender 1,225-foot tower to replace an office building at 77 Beale St. The tower, which would be 150 feet taller than the 1,075-foot Salesforce Tower, would include 1.6 million square feet of office space, along with retail and restaurants opening onto a new mid-block public garden."

The specs for 77 Beale:
- ? floors, 1,225 ft
- 1.6 million sq ft of office space
- Restoration of the two original historic buildings in the PG&E/Matson Block — 215 and 245 Market Street — and the conversion of the small office building at 25 Beale St to 120 housing units

Proposed San Francisco tower would forever change city skyline, dwarfing Salesforce Tower
By J.K. Dineen, Reporter
July 11, 2025

The West Coast’s tallest tower may be sprouting into the San Francisco skyline. Seven years after Salesforce Tower replaced the Transamerica Pyramid as the city’s highest skyscraper, a developer is planning to transform the former PG&E headquarters near the Embarcadero into a structure that would dwarf the Salesforce highrise by 15 stories.

...

The project, which encompasses an entire city block, also calls for the restoration of the two original historic buildings in the PG&E/Matson Block — 215 and 245 Market Street — and the conversion of the small office building at 25 Beale St. to 120 housing units. The proposal replaces an earlier plan to build a residential tower with 808 units. Hines purchased the property in 2021 for $800 million from PG&E, which moved its headquarters to Oakland.

...

What the proposed tower will look like is still to be determined. Hines was working with Foster + Partners on the earlier residential tower on the site, but said an architect has not been selected for the highrise at 77 Beale. The developer declined to comment on whether an architect would be selected through a design competition, which was how Pelli Clarke Pelli was selected to design Salesforce Tower.

Imagine the design of that original 992 foot skyscraper but at the new height, that would be beautiful.
