Bump...

I guess Phase I is almost complete, can't wait for the Apt. Phase II to begin.

No designs though, which is kind of odd.

It seems like they got like 90% done and then stopped entirely. Part of the building still tarped, and some exterior panels still missing...

^Yeah, seems like nothing has happened the last 2 months. Wonder if they're rushing the inside for a tenant? I'm really curious how that giant void that looks like it's supposed to be windows – but isn't – is going to turn out.

So here we are two and a half months later and it looks like there is little if any progress. Is anything happening inside?

To my eyes it looks like they got to the 80% mark last summer and then just stopped... I would have expected the tenants to have moved in by now.

I drive by twice a day and haven't seen workers there in at least two months. Nothing's going on inside as far as I can see.

The question remains --- what's going on (or not going on) with the building? People are wondering if a cafe or a Tim's will be going in on the main floor. The site appears to be abandoned. Did the developer run out of money and can't complete it? It's not a project on the scale of dCondo so I really don't know what the issue is.

One of the benefits of today's IKEA architecture is that with a life expectancy of 25 or 30 years, future generations won't have to look it at.

Quite similar really to the buildings constructed in the frontier days of the 1870s and 80s. Except for the more substantial structures, they were mostly gone by a The Great War.

Anyone heard if they plan on finishing the building at all?

So confused by that big void facing north. It's supposed to be all glass yet there's no windows or doors behind it so i don't really understand what it's for.

wasn't it going to have a bunch of large ad screens? it looks like there's mounts for them. maybe the City denied them?

No, that was the original proposal which got rejected. The second proposal, which is what they built, is completely different.

i don't recall if they ever announced who main tenant was going to be? You can get financing for building unless at good % of leases are in place. I doubt the building was built with cash.

IIRC they did say "a cafe" was going on the main floor, and people speculated about Tims, but that was just guessing.

^ That would be a pretty decent place for a Tims but for the lack of parking. I don't think it's pedestrian friendly enough of a site that they can ignore that aspect of things.

That area is filled with pedestrians at all times of the day and night. Confusion Corner/Osborne Station. Major bus transfer route area.

The only Tims outlets in Winnipeg that don't have adjacent parking are located downtown or in busy places like malls, universities and airports that have ped counts probably exceeding the ones on that strip of Osborne by an exponential margin.

Still, I think they'd do fine there.

You're probably right, but I know some people who own Tim's franchises and to them parking lots and drive thrus are everything. I'd sooner expect Tim's to buy and knock down the Money Mart to build a standalone outlet than I would expect them to set up shop in Osborne Place...

if they go through with their residential tower, I'm sure the commercial units will be more attractive. any further intensification of this strip is promising in any sense!

^^^ ya, the one on marion/goulet I live by that has no drive-thru is definitely dependent on the fact it has an easy in/out parking lot. the nurses running by under the bridge to their cars in norwood flats helps a bit as well.
