A lot more awkward to redevelop those two city sites, due to the BC Housing seniors towers. Currently flattened and grassed to not pay upkeep.
Last I heard (2 years ago) was that the city and BC Housing might want to combine everything and sell it off to a developer on the condition of getting replacement building/units. With the BC Housing seniors project by Stride on 14th taking in existing tenants.
But that depends on the quality of the two remaining towers, and if it's cost effective to demo.
Rona will get redeveloped earlier than you think, Lowes doesn't really like the smaller Rona footprints, and will likely want to sell the property if the price is right.
Expect more lowrises going up along edmonds though, merging several properties, and then in the surrounding area more townhouse/rowhomes developments.
