I wanted more height. Yeah, I know I'm spoiled. Yeah, I know that complaining about a 1,100 ft. tower's height is a tad entitled. But I thought this might be a new skyline peak, and it will just be a really tall tower.
But, in any case, this will be a great addition to Midtown. Extell doesn't build crap. Sometimes their towers are boring, but they're always high quality.
BTW, mods, the technical height is 1,101. Obviously you'd round up. Yes, this is a total skyscraper nerd comment.

Yeah, we do round up. But the way Extell does things, there'll probably be a little movement in that height, one way or the other, before the approvals process is complete.
Also, this will be basically a block away from 270 Park Avenue, so I'll take this height. It will be a massive tower!

Do we even have a design for this site? I see a massing model, but not a design.

Seems like the choice between office or residential has to be made before we see a design.
No, the massing will be the same in either version. They give the basic dimensions of the tower (setback heights, etc)., so this massing is basically the tower minus the details of what it looks like (facade, materials, etc.)
What it does is answer the question of whether the corner building will remain. As of now, it will, but it will be dwarfed by this new tower. Gives you an idea of how massive this tower will be.
Also, for 78 office floors, I find the height to be a little conservative. All of the new office towers in the city of similar height have about 20 or so less floors.

Forgive me if I am not using this term correctly, but what I meant by design was the look, including facade, materials, etc.

And it's the same. That's why it has the same massing. Maybe further along in the approvals process, we'll get a look at where they are with that, but it's expected to be pretty much the same. Maybe that's why I mentioned earlier it's a modest height for an office tower of 78 floors. They have a design that will work either way. But Extell is known for making changes along the way. So we'll just have to stay tuned.

^ So glad they didn't. It will make for a much more interesting development. We should see the same thing over at 37th/6th if the developers had any imagination.

Now I can see what’s going on with the floor count. The 78 floors is for hotel/ residential, and 47 floors for office. Also, the office could be 870 ft according to this graphic.

Extell's Plans For 5th Avenue Skyscraper Are Revealed
After spending years demolishing the buildings that once lined a Midtown block, the developer has unveiled its plans: a 1,100-foot tower.

The documents describe two possible uses for the enormous tower. In one scenario, it would house 1.5 million square feet of offices, including an event venue and a huge below-ground retail space. Alternatively, it could serve as a 1,520-room hotel, along with 468 regular apartments.
Before starting construction, however, Extell must get the city to approve a number of zoning changes in order to build taller. To sweeten the deal, Extell says it will fund improvements to the Fifth Avenue-53rd Street subway station, taking advantage of the new city program that gives developers square-footage bonuses in exchange for transit fixes.
The work will make the station ADA-accessible, including a new street entrance on East 53rd Street east of Fifth Avenue, two new stairways within the station, two new elevators, two new escalators and a brand-new mezzanine area under East 53rd Street, according to the planning document.
As far back as 2016, Extell began demolishing the series of low-rise buildings that stood along West 46th Street west of Fifth Avenue. Those teardowns were soon followed by the 12-story corner building at 562 Fifth Ave. and the distinctive Tudor-style building next door known as "Finchley's Castle."

KPF will be designing this tower, so between this one, 520 Fifth Avenue, and 343 Madison Avenue, they're working on basically 3 supertall towers within a short radius of each other, and a fourth would include the recently completed One Vanderbilt.
