200mm of concrete only gets you to 58. You've got to add furring, insulation and drywall to get to the 70s.

Concrete slab does not transmit vibration. No bass from your neighbour's stereo. Ask anyone who has lived in wood structures, metal stud and drywall, or concrete slab. Concrete wins hands down.

I have lived in a 90s townhouse and a 00s townhouse (both wood), I have never heard sound through the main party wall. Any neighbour noise I have heard finds another way in.

I have lived in two wood wall units in Ottawa, one a townhouse and one a condo/apt. Also in two different concrete highrise condo units in the GTA. Wood construction? Never again.

225 Scholastic Dr | 28m | 8f | Proposed

This proposal is for Greystone Village Retirement Residence at the property known municipally as 225 Scholastic Drive, in Old Ottawa East. The property has an area of approximately 3,027 m2, and has approximately 33 m of frontage along the west side of future Scholastic Drive, and 75 m of frontage on the south side of the future extension of Oblats Avenue, both of which are to be constructed as part of Phase 2 of Greystone Village.

The subject property is currently vacant and forms part of the former Deschâtelets grounds at 175 Main Street. The property is situated to the northeast of the existing Deschâtelets Building which is currently unoccupied, however, which is proposed to be converted to residential units in the future. The remaining vacant lands at 175 Main Street will be developed with a mix of primarily residential and mixed-use buildings of varying heights and densities.

The proposal involves the development of an eight-storey retirement home building with a gross floor area of approximately 6,713 m2 on the subject lands. The development will include a total of 146 rooming units, as well as accessory administrative offices and health and personal service uses, and various amenity areas. The building massing comprises three distinct blocks, including two, seven and eight-storey masses oriented in a “T-shape” configuration. The massing and form has been designed such that views of the nearby Ottawa River will be optimized for a large portion of the suites and common areas with the building.

Terraces at Greystone Village has a building permit. Not sure if the construction has started yet.

Any feedback on the open house a few weeks ago for the Grove Village Urban Towns? Was the open house well attended? Pricing?

They are launching Phase II of the Terraces condo next week. IIRC phase I of the Terraces condo was supposed to be ready for occupancy by now, but I don't think they have started construction yet.

At least now the majority of the construction along Main Street is done. It was an absolute gongshow when they were redoing all of the utility and sewer lines there the last 2 years. My mother-in law lives in Old Ottawa South, and Main street used to be a more viable route to get there, from either Smyth, or from Pretoria/Col By...

I was supposed to go but the Grove launched the weekend of the tornado so it was a total write off. Looking at the prices and layouts though I didn't miss much. $550,000 for a 1,000 square foot basement unit is ridiculous.

Phase 1 of the Terraces is well underway. The crane is already in and they are working their way out of the hole.

Terraces 1 - 90% sold. Currently pouring the 6th floor. Expecting occupancy to start fall 2019.

Terraces 2 - 20% sold. Starting construction next month, and expecting occupancy to start fall 2020.

The Grove is expecting an occupancy in 2020...

I visited the sales centre and found their prices are expensive for what they're offering, even compared to the domicile project next door.
