Same here. This tower is worthy of Dr.Evils approval.

Interesting you mentioned skyline defining tower in other cities, which is true. Amazing this is 777 feet and yet it feels like a mid rise in the scope of the boom. But in terms of context. place this same tower in Newark lets say, and the impact is really dramatic.

For that area its in, it will complement One Madison very well. The open patch of sky needs to be filled in, and now, it will add to Madison Squares urban allure.

Great design and awareness of the urban fabric on their part. This tower looks beautiful and the base makes it perfect.

If this tower at its impressive height were located in Midtown, it would have been just another tower.

But a mile south of the Empire State Building makes perfect sense and I am thrilled for its location!

Imagine a day when we have skyscrapers spanning uninterrupted from Lower Manhattan all the way up to Washington Heights.
Not sure if that will happen in my lifetime, but this location is vital to that vision to becoming reality!

I honestly don't want that to happen. I don't want the areas between FiDi and midtown to have tall glass towers. Those areas consist of a sea of old, stone and brick structures. Much of it is landmarked anyway

Having a mix of glass and stone towers is what makes the city dynamic and ever changing.

New York shall never stop changing, it is clearly a city that is always under construction.

Look at the massive base of the unfinished Metropolitan Life north building on the left in the photo in post 103 above. That building (which was supposedly planned as a 100-story tower) runs for a full block from west-to-east. I wonder if it might host an extension on top. Probably not to supertall status, but maybe something like the Hearst Building (the base of which is another truncated tower cut down to size by the Great Depression).


If something were built atop the current 29-story structure, this would become an even more interesting area.









It's also possible that there are massive air rights available in the block to the south (foreground in the photo above, and below):

So there was actually a proposal for something just like this floating around in '07.



I could have sworn the proposal was for the North building, but this render makes it look like it's the south building.

Forgot about that one.

I'd love to see a limestone-and-marble extension of the north building. That would be a nice contrast to 45 E 22nd and One Madison Park.

^^ yes, I would like that very much. SHoP or Stern would be great for the job.

If they decide not to do 11 Mad, then they certainly can build a supertall easily next door where the Libeskin proposal was. I believe SLG owns some buildings nearby where the can transfer more unused air rights.
