The Hamilton Tax Increment Grant Program (HTIGP) application for the redevelopment of 20-22 George Street / 17 Caroline Street South, Hamilton, was submitted by Hamilton George and Caroline Inc. (Darko Vranich). The applicant is proposing to develop a 32-storey mixed use building containing three retail units at-grade, two levels of commercial parking, five levels of public parking, two levels of underground parking, and a total of 230 multiple dwelling units. The lands are currently vacant.

Development costs are estimated at $67,000,000 and it is projected that the proposed redevelopment will increase the assessed value of the property from its current value of $1,275,500 to approximately $50,500,000.

^Not sure about that. Maybe Mississauga.

I'll take it, though I'm not a very big fan of these big see-through buildings.

Hmm..interesting. Podium isn't great, reminds me of Mississauga's generic crap but definitely more of an Ottawa tower. This is great to see come along.

I'm not sure that Vrancor understands that a building can be modern without being monochromatic. It could just be personal taste, but I find it to be a bit drab.

Hopefully the cladding used to mask the above ground parking is solid. I'm pretty sure that corner retail unit is 2 stories tall though, so that's cool.

Thought I'd share this as well: It's from the Wind Study for the building which you can find (among other things) here. It's not quite a render, but it gives a neat perspective of the scale and position of the tower. I appreciate that Vrancor put all of this information up on their website. It's not really advertised, but the fact that you can access this kind of info straight from a developer is pretty amazing.

^ With B-Line LRT I doubt very much that corner lot will be empty for more than 10 years.

this may be the one I am thinking of in toronto on your way into toronto.. wait no not that one, it's way too close to the tower, the other one is as you are entering the city more.. still this one is comparable - the one I am thinking of - there is one concave one, and then beside it one convex one, so it looks like 2 buildings that should fit into each other:

I feel the Regency is quite drab, from the east and west faces. Hopefully there will be more colour for this one than shown in the render -- but I think the glass will be the difference maker.

That model really shows how much this will stand out above the other buildings... it also shows how much room there is for development along that stretch of King St.
