Depending on the zoning, they may have no choice in the matter. Anybody know what the OCP says for that site?

I was going to post this. The Shell (?) on 13th went out of business around the same time.

It doesn't look like the views from Envy (the new condo across the street next to 7-11) would be blocked by a big condo, as they already are, but I'm sure they'd still bitch about anything built there.

That Esso was pretty poorly managed anyhow, so it's no great loss to the community. That site is pretty key in terms of managing the growth of 3rd Street - the city could do something pretty special with that key location.

I was looking at my copy of the OCP and it's got a height cap of only 16 metres and allows an FSR of 2.3. Considering its proximity to Lonsdale, that seems like lost potential.

Dumb, dumb, dumb - especially for that site, which has a huge footprint in a quite dense neighbourhood. But what else would you expect in ass-backwards North Van?

Anyone have any info on what is happening on the former Regency Auto site? The L shaped site by BMO at Marine Dr and Lloyd? I assume some sort of 4-6 story mixed residential/retail project.

Also, I believe the old Chrysler dealership across the street is going to be demolished soon too, any info on what's happening there? These two project's plus Onni's thing on the old vacuum cleaner site make for a lot of changes on Marine.

You're kidding!! That Shell went out of business? Wow...glad I don't live up there now, that was like one of the only places on Lonsdale that didn't make you buy something to get change.

Well, figured one of these things out. The old Regency Auto site will be a development by Qualex. http://districtcrossing.com/ They are actually already onsite digging the hole. Oh, and it appears BMO is moving out (going to 960 Marine) by the end of the weekend.

Having the car dealerships (well most of them) moved to the Auto Mall was a good decision, (considering the poor soils make it all but unusable for residential) and I can't wait to see a bunch of those 4-6 story residential/retail type developments spring up. I'd even like to see some of the warehouse type stuff a block south of Marine turn into live/work loft type buildings. North Van could develop quite a good vibe in the area between Bridgeman Ave and Mackay Creek.

If we start seeing more of the stuff that you suggest, to help with the vibe, it would be great to have some sort of localized transit to that stretch of marine. A sort of shuttle that does nothing but run back and forth along the road, serving Capilano Mall to Park Royal. With those two anchors and a mix of retail/commercial/residential in between, I see quite a vibrant neighborhood evolving.

It seems like the City of North Van and West Van are doing their part to make that part of Marine more desirable. But the District of North Van seems to be letting the area (the Norgate stretch leading up to the Lions Gate Bridge) go to pot.

You can really feel the difference when you go from the District to the City while driving along Marine.

The District seems to be concentrating its efforts on the mountain highway & lynn valley road area and are ignoring the potential of the marine drive corridor. To my mind that is a mistake.
