'S-2' is the building code designation for occupancy for a parking structure. 'B' is for office. Those two terms basically give the architects and engineers a roadmap for construction type, fire ratings, load factors, etc.

The number of occupants by floor shown are based on square footage divided by load factor (for B occupancy it's 1 occupant per 100SF). So the office floors have a maximum allowable occupancy of between 254 and 270. Those numbers tell you how big the stairs need to be, how many exits required, and so on.

HEY, I just passed One Central Park East and ....THERE ARE BIG PIECES OF DIGGING EQUIPMENT THERE, AND THE PARKING LOT ASPHAULT IS DUG UP.......Something is starting to happen!!!!!!!!

I think I need to stop by tomorrow and snap some photos. I'm dying to go up to the Chase parking garage and take some shots from there, it's a perfect view of the site and will make for good pictures as this progresses.

Cool shots HX_guy. Just double checking on this, CPE isn't taking up the entire block from the south to the north, right? It'll just take up the south half of the block and they can use the north half for staging and things? (Or perhaps in the future another tower could be built there)

I'm surprised that the tower will only be using once tower crane. It seems that it will span the whole block from east to west, similar to the Sheraton, that that uses two tower cranes.

It will be quicker than say.... how fast the Sheraton or Center Point Towers rose from the street.

Not only is it not taking up the whole block south to north, it might not even be taking up the whole block from east to west. I was under the assumption it would span the block from the eastern edge to the western edge, as thats what it looks like in the rendering, but looking at the new site plat, it looks like they are building on "Lot 1" which stops 50' from Central. This would also fall in line with them only needing one tower crane and not two like the Sheraton.



If you take a look at the original Central Park East rendering, this also falls in line with the same plan where the shorter tower stopped short of Central and the taller tower had a section that went all the way to Van Buren.

Careful when you go up there (in the chase tower), because I wanted to do the same thing and they didnt want me to take pictures there because of some security issues.
I had insisted that I wasnt there to do anything malicious, and wanted to proceed with my snapshots.
But they had said if I did they would call the police. So I left and started thinking of another site.
HOWEVER if you make it up in there without any harassments, let me know and I will follow the route you took.

Great info HX_Guy, that looks like it leaves a lot of room for future development. Perhaps ASU will use some of that space as their campus expands.

EDIT: VVV Do you have anything that states when each phase starts? Or is nothing concrete yet? I'd assume that the dorms and the journalism school are part of Phase 2, with the Ramada Inn and redoing the other buildings were phase 1, right?

^ Yes... it's in the development agreement. It directs the developers to enter into negotiations to build 200,000 square feet of shell space as part of a new development during Phase III of the campus buildout, which is many years away.
