Apartment plans being reviewed for new McDonough school cluster area

McDONOUGH— As part of a master concept plan for property on Zack Hinton Parkway near Post Master Drive in McDonough, the McDonough City Council will be reviewing plans for an apartment complex to be constructed near the upcoming McDonough middle and high schools.

The schools are under construction at the southeast intersection of Zack Hinton Parkway and Postmaster Drive. The apartments will be constructed south of the schools.

Thirty acres for the subject apartment property, currently owned by the Welch family, was annexed into the city and rezoned RM (multi-family residential) in 2004, and a conceptual plan review was required as part of the conditions to proceed with development of the total 173 acreage.

Brandon Delk, vice president of development for Pedcor Investments, said the company is looking to purchase 30 of the acres to build a 252-unit apartment complex. The schools are being built on another 96 acres. Delk said the concept plan includes 1-to 3- bedroom units within three-story buildings. The proposed gated complex will include some garages and covered parking spaces.

Greenspace will also be incorporated into the development, he said.

The Senoia City Council has approved the annexation of 167 acres between Hwy. 85 and Hwy. 16 into the city.

The tract, variously known as “the Tinsley property” and “East Village,” will be zoned to the city’s R-40C conservation subdivision zoning, with a proposed 260 homes.

The spinoff development at Exit 44 on I-85 (Poplar Road) is already starting to trickle in.

A Rezoning and Annexation request has been submitted to the Newnan City Council for the construction of a Burger King, on the north side of Poplar Road just east of Newnan Crossing Boulevard. This is the franchise owner out of Columbus, so it may be one of those majestic-looking Burger Kings.

I'm almost expecting Waffle House to come along sooner or later (not that I would object).

A new gas station will also be built alongside the Burger King.

The Coweta County Development Authority is busy with several manufacturing projects and a distribution project that could possibly bring over 1,000 jobs to Coweta.

At the authority’s last meeting, Trae Westmoreland, president of the Coweta County Development Authority, said the authority has six projects in the works, one being an existing industry that is looking to expand and relocate within Coweta.

The projects have code names, not related to its industry, to protect the company, Westmoreland said. He said he was unable to reveal the actual names of the companies

A planned headquarters for commercial refrigeration and cold storage firm Cool Runnings International (CRI) was discussed at the Feb. 27 meeting of the Fayetteville Planning and Zoning Commission. For discussion purposes only, CRI will return in March to have the project considered.

The project calls for a planned 3-story corporate office and a warehouse, situated on 9.5 acres along Hwy. 85 North near North 85 Parkway. CRI currently has offices on Crosstown Drive in Peachtree City.

The Peachtree City Planning Commission on Feb. 26 approved a conceptual site plan that could lead to the relocation of GO Performance and Fitness from its Senoia Road location to a new 9,200 sq. ft. facility to be built along Ga. Highway 74 South.

Applicant Lane Montgomery asked in the conceptual site plan to have plans approved for the 9,200 sq. ft. facility and a turf athletic field, situated on 2.8 undeveloped acres along Hwy. 74 South.

Applicants requested a highway buffer reduction of from 60 feet to 40 feet, though commissioners declined to support the request.

The vote to approve the conceptual site plan, minus the buffer request, was unanimous.

Senior housing approved for LG-Griffin Road

LOCUST GROVE — With the senior population on the rise, Locust Grove is one of several cities developers are targeting for more senior housing.

U.S Census data provided by the Atlanta Regional Commission projects an upward trend in senior population growth in the city, estimating more than 22 percent of Locust Grove’s approximately 6,000 people to be 55 years and older within four years.

The Locust Grove City Council on Monday voted to rezone 120 acres on LG-Griffin Road near Hartwell Road from single-family residential to urban infill/active adult planned residential for a senior residential subdivision. It would be one of three senior living communities in the city of Locust Grove — the others being income-based Shoal Creek Manor apartments and the 56-lot Carleton Cove subdivision, both off LG-Griffin Road.
