Hines Readying Plans for 3rd Atlanta Office Project



As a major international developer reaches for the sky with two new projects in Midtown, it also is laying the groundwork to go forward with a third Atlanta tower in Central Perimeter.

161 Peachtree Center Avenue (18 story apartment tower on top of existing 9 story parking structure) was issued it's building permit a few days ago.

^If I'm reading that right, it's 350 units with 377 parking spaces? In downtown, near a MARTA station? SIGH

That is correct. #Atlanta. This city is built for cars and corporations, not people, especially its constituents.

Considering that's less than 1.08 spaces per unit, that's actually a pretty low parking ratio for Atlanta development standards.

While this is true, I can only imagine the hundreds of thousands of parking spaces downtown and midtown will have once built out.

Parking ratio

While disappointing, I wonder what the ratios are in projects in Atlanta's competition sunbelt cities - Austin, Nashville, Dallas, Houston, Charlotte?

This Murphy Crossing area could be a huge TOD, so I'm glad to see redevelopment of existing warehouses. West End to Oakland City could be one of the most active parts of the city if we develop appropriately and ensure we include all of the trail spurs. Obviously this assload of new surface parking is not ideal.

Thyssenkrupp breaks ground on test tower at The Battery Atlanta

Company executives joined officials representing Cobb County and the Atlanta Braves to turn shovels at a site across from The Battery Atlanta and SunTrust Park destined to become thyssenkrupp's Innovation and Qualification Center. When completed in 2021, it will be the tallest building in Cobb County.

"When we were evaluating this project, we wanted something that was going to be unique, that would differentiate thyssenkrupp from the competition," said Steve Wedge, interim CEO and chief financial officer of thyssenkrupp Elevator North America. "We've accomplished that with Atlanta and the Braves."
The Development Authority of Cobb County agreed last June to issue up to $264 million for the new building.
The thyssenkrupp complex will house more than 900 full-time employees, about 6 percent of its total workforce across North America. The jobs will have an average wage of about $100,000.
The headquarters complex will include three buildings anchored by the test tower, the tallest of its kind in the U.S. The tower's testing lab will be visible from a nearby showroom and plaza, said John Haba, principal for global architectural firm Gensler, which designed the tower.
"The brand recognition we're going to be able to get will be phenomenal," Haba said.
"I love a company that knows how to market itself," added Hala Moddelmog, president and CEO of the Metro Atlanta Chamber. "This building is going to be a tremendous marketing tool."
The tower's top two floors will serve as event space, giving attendees panoramic views of the Atlanta skyline.

The article also says adjacent properties could be developed into apartments, so hopefully those lots will be gobbled up in the not-too-distant future.

I was in Seattle a couple of weeks ago for a project near the Amazon HQ and didn't see parking podiums/decks anywhere really. Maybe they are subterranean.

Most parking if there is any in Seattle tends to be Subterranean, but I think there are no parking minimums or they are insanely low. I also think it is cheaper to dig because Seattle is not on a rocky ridge like Atlanta is; blasting rock is expensive. In many neighborhoods of Seattle it is not uncommon that there were buildings going up with no parking at all. Capitol Hill when I visited had a ton of projects going up on Pike and not one had parking

Yea, I was amazed at it. The Southlake Union neighborhood is very dense with block after block of midrise buildings with no parking in sight anywhere. Atlanta is amazing, but it seems like now is the time for this discussion to get serious.

If Greystar is still a part of this, I hope it turns out as nice as their Canopy/Ascent project in Midtown. I live a few blocks from this development in Fairlie Poplar and am looking forward to all of the new residents that this development, the Piedmont student housing tower, the proposed Luckie St student housing tower, and the new apartments on Centennial Olympic Park are going to bring to the n'hood.
