Whoever builds medical office in that part of Tempe is going to make a killing. I don't even know where people see a specialist in like 10 or 15 miles of that general area. Midtown? Scottsdale somewhere?

Somewhat of a departure from the typical programming on this page but somewhat shocking news for local folks: it appears that the closure of the ASU Whataburger near Rural & Apache (address 1346 S. Rural Road) will indeed be permanent and it is being replaced by a Hawaiian Bros. There were other indications of this (sign removed/restaurant boarded up, location apparently removed from Whataburger website), but what confirmed it for me was this build permit application for a remodel: https://epermits.tempe.gov/CitizenAccess...GKD&agencyCode=TEMPE&IsToShowInspection=

I would be interested to know why this Whataburger shut down. I would have a hard time believing that a Hawaiian Bros would be more profitable than a Whataburger at the location. The land that this strip of drive through restaurants occupies is zoned for MU4 and with the relative instability of those restaurants I wonder if these restaurants last too much longer.

At this point, I think ChatGPT could write the biannual Hayden Flour Mill redevelopment article.

I can confirm that the parties involved seem pretty optimistic this version of the redevelopment will actually happen. Watch for more news mid/late November

I am not. Especially with the references to capital markets there is no way a historic refurbishment is profitable in this economic environment...

That would be a huge and welcome surprise. Cheers to the Mill finally coming back to life.

I'm way out of my element on this topic, rarely eat fast food anymore but if I'm going to ASU and living in the dorms right around there, a TON of other (better to me at least) options are now available within a 1-2 minute walk of this Whataburger. My hunch would be it isn't competing with the other and continuously expanding options right in that area but generally I don't know much about fast food options.

Whataburger definitely is not the best food option around there but the cornerstone of my appreciation for it was that pre-Covid it was the only true 24 hour restaurant in the area besides Taco Bell, including dine-in (Dutch Bros was open 24 hours but that's not really food, and that McDonalds used to close shockingly early for being adjacent to a college campus). I guess I've never had Hawaiian Bros but I hope that they aren't going to be another place that closes at 10:00 PM every night despite being next to probably the biggest market for late night fast food in the state. New things are good but I unironically am a big proponent of more 24 hour food options in the area.

Went to go check the South pier construction cam, and it was renamed to 'Shorehaven'. I think that's what the set of buildings are named now... idk

"Shorehaven" is the name of the phase 1 tower that topped out recently, I think.

That cam updates irregularly. The latest shot is from October, 19th at 10:54am. Not sure why it isn't real-time or updated more frequently.

The camera angle of that site is pretty much worthless.

Did you see they want to replace the original Watson Flowers building on Apache with a homeless shelter? What is everyone's thoughts on this?

Also Nova Tempe looks bitchin' to me! Looks a lot like Mirabella...will be a welcomed replacement to that corner! Glad to see 15,000 sqft of retail on University and Rural!

950-Unit Student Housing Project Planned in Tempe

https://azbex.com/planning-development/950-unit-student-housing-project-planned-in-tempe/

Quote:
Already a popular area for redevelopment, Rural Road between Apache Blvd. and University Drive in Tempe could soon see another 950-unit community dotting the landscape.

This week, the Tempe Development Review Commission will consider a proposal from developer Up Campus Student Living for Nova Tempe, a pair of 20-story buildings totaling 950 units/2,391 bedrooms, more than 14KSF of restaurant space and a 10-story on-site parking structure.

I saw that this article directly quotes the staff report regarding the "adjacent development" blurb. They definitely confused the Skye Tempe development at University and Myrtle (old site of Salvation Army worship center) that recently got a modification approved with an older now-expired PAD that was issued for the SE corner of Rural and 8th street a few years ago (which, tbf, I think also may have been Skye). They even included that in the rendering (I assume this image is from the SW corner of the site). Still, would be cool if a development got moving on SE Rural/8th but it seems like for now it's being perpetually used as staging for nearby projects. Always a bridesmaid, etc.

Actually, I believe that site turned into X Tempe the last I remember. And on the youtube DRC meeting they showed that the site for devil’s to the east is approved for a 18 tower MU, and the Skye/X site is approved for 24 MU tower so I think we might see something soon after staging?

Either way this corner is about to transform! They also mentioned adding a new signal to help with pedestrian crossing to corner stone on university in line with the existing driveway into the plaza. Super exciting!

They do mention that development as well, it's the 539 unit/18 story development mentioned, I am talking about the one they mention next which is the "27 story 306 unit Skye Tempe which received approval in October 2024" which they mistook for being across 8th street, but is actually over at the NW corner of University and Myrtle.
