Residential sales activity reported through the MLS® System of the Saint John Real Estate Board numbered 229 units in October 2019. This was an increase of16.2%from October 2018 and marked a new sales record for the month of October.
On a year-to-date basis, home sales totalled 2,002 units over the first 10 months of the year, up 12.2%from the same period in 2018.
“While home sales have been strong all year, October was the first monthly sales record in 2019,” said Sherry Sheldrick, President of the Saint John Real Estate Board. “That said, because of the wide distribution of monthly sales records in previous years, 2019 is actually still very much in the running to be the best year ever for home sales in the region. With two months left to go this year activity is trailing the 2007 record by only five transactions.”
The average price of homes sold in October 2019 was$188,350, jumping 12.4% from October 2018.
The more comprehensive year-to-date average price was $182,479, edging back 0.7% from the first 10 months of 2018.
There were 247 new residential listings in October 2019. This was a decrease of12.7%on a year-over-year basis and the lowest October level in 13 years.
Overall supply continues to fall. Active residential listings numbered 1,199 units at the end of October, dropping 25.5%from the end of October 2018 and marking the lowest level for this time of the year since 2007.
Months of inventory numbered 5.2 at the end of October 2019, down from the 8.2 months recorded at the end of October 2018 and less than half the 10-year average of 11.5 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
The total dollar value of all home sales in October 2019 was $43.1 million, a large 30.6% increase from the same month in 2018. This was a new record for the month of October by a margin of more than $10 million.
Sales of all property types in Saint John numbered 267 units in October 2019, an increase of21.9%from October 2018. The total value of all properties sold was $47.7 million, jumping 37% from October 2018.
