Unofficially called Lindell Residences, the 12-story tower is one of four 12-stories buildings under construction in the Central West End/Medical Center corridor.

A fifth 12-story tower could break ground next year.

Four of the building will be medical facilities, while this one, of course, is residential.

It will add to the wall of vintage and modern towers/mid-rises along the north side of Lindell Blvd.

Arch,

That lot was previously nothing but bank parking, if I'm not mistaken? If so, that's a great replacement. I still kind of miss the Argyle apts across Euclid.

A two story brick building (guessing circa late '70s / early '80s) owned by the American Heart Association was raised for the Opus development. The building was set back on both the Lindell and Euclid sides and was hidden by a few trees. It contributed little to the neighborhood and few, if any, were sad to see it go.

Opus to start work on $41 million Clayton apartment project
Oct 22, 2015, 2:32pm CDT

The Opus Group and AIG Global Real Estate on Thursday said they plan to start construction soon on a $41 million, six-story apartment building in Clayton.

The facility, located at 25 North Central Ave., will include 120 units, two levels of underground parking and 13,000 square feet of retail space on the ground level.

Construction is expected to begin by the end of the year, with a completion date of March 2017.

“Downtown Clayton is a highly sought after location, known for its thriving employment hub, access to transit, and nearby dining and entertainment options,” said Joe Downs, vice president for real estate development with Opus Development Company, in a statement.

“We’re pleased to move forward with this prime example of high density, urban core re-development, bringing an in-demand mix of luxury housing and retail to the area.”

A handful of other apartment projects in the area are underway.

GTE Properties and CA Ventures plan to build a $72 million, 26-story, 250-unit apartment tower at 212 S. Meramec Ave.

It has been reported over at urbanstl.com the construction companies - McHugh Construction of Chicago and Paric Corporation of St. Louis - have recently put signs up around the construction fencing.

And it appears the new name of the tower could be Two Twelve at Clayton.

This isn't a large project but as the nearly $1.3-billion campus renewal project chugs along, here's a smaller project nearing completion.

It's nothing major or particularly spectacular - but it still demonstrates how Washington University and BJC Healthcare are pouring tons of money into fine tuning St. Louis' largest medical center (by square footage).

A new facility for Washington University School of Medicine’s Environmental Health and Safety department, including both Hazardous Waste processing, laboratory testing facilities, and offices.

The $9-million, 27,000 square feet Washington University School of Medicine, Environmental Health and Safety Facility will tie to the new Scott McKinley Research Building.

This building is being constructed on the southern end of the medical center across from the new WUSTL Scott McKinley Research Building.

St. Louis City residents along with local, federal, state officials and The National Park Service celebrated the 50th Anniversary/birthday this week.

Meanwhile, renovation and enhancement work continues on The Gateway Arch, the Arch grounds, highway park lid (Luther Ely Smith Park), museum and riverfront.

All work on the $400-million project is due to be completed in 2017.

Work on the highway park lid (Luther Ely Smith Park) is nearing completion (see photos below).

Brentwood, Tennessee-based GBT Realty, is proposing a nearly 500,000 square foot mixed-used development at the corner of Clayton and Hanley Roads in Clayton, which is a high-profile corner.

The cost is yet-to-be determined, but this project's conceptual plans include:
-a 43,000-square-foot grocery store
-6,000 square feet of additional retail space
-a 7,000-square-foot restaurant
-42,000 square feet of office space
-a 44-unit residential facility
-a 12-story (15-stories with garage), 247-unit residential tower
-a 26,300-square-foot parking garage along with other surface parking and open space.

The Missouri History Museum in Forest Park has planned a $30 million renovation project to remake the St. Louis' downtown World War I Memorial located on the Gateway Mall.

The museum’s revitalization project will include an external building facelift, expanding exhibition space, and HVAC installations. The Museum announced the updates will include installing new fountains and monuments to fallen soldiers in The Court of Honor across the street from the memorial. Private funders will provide the estimated 30 million dollar cost of the overhaul and building operations.
The memorial was built in 1935. The museum expects to close the memorial’s doors for renovations spring 2016 with the hope of reopening in 2018.

College officials plan to open the $40 million Recreation and Student Center in early 2017 at Duncan and South Taylor avenues in the Central West End.

The student center's first floor will have a dining hall and kitchen, reception area and a competition gymnasium. The second floor will have meeting rooms and an intramural gym. A recreation center with a 200-meter, three-lane track will be the third floor's main feature. The student center will be on the fourth floor.

Floors five through seven will have 220 student beds, nearly doubling the college’s on-campus housing space, school officials said.

Work resumes on Clayton apartment tower

Located in suburban Creve Coeur, the Donald Danforth Plant Science Center, the world's largest independent plant science research center, is adding a $45-million, 80,000 sf wing that will be able to accommodate 100 more scientists.

The plant science research center will now total 250,000 sf of lab and office space. And separate greenhouse space on the campus totals nearly 50,000 square feet.

St. Louis is home to the world's largest concentration of plant scientists, and more than 750 plant and medical science organizations are based in the region.

The Donald Danforth Plant Science Center facility is near BRDG Park, which home to over 110,000 square of plant research companies and bio-science start-ups. Germany's KWS-SAAT also makes the bio-science park its North American headquarters and suburban Creve Coeur is considered to be a global plant science corridor.

Another large apartment project is to rise near the Central Corridor/Forest Park Highlands area.

More apartments to go up at Highlands development

Encore at Forest Park, a $51 million apartment project announced Wednesday, will complete the Highlands at Forest Park development in St. Louis.

Balke Brown Transwestern, the Highlands developer, said Encore will be a six-story building of 246 apartments. The structure will go up on a 3-acre site between the $42 million Cortona apartments, opened last year, and a medical office building at the southern end of the 26-acre property.

The developer hopes to break ground in April and have the building ready for tenants in 2017.

Balke Brown Transwestern has spent 15 years developing the Highlands at Forest Park on the site of The Arena, which was imploded in February 1999.

When Encore opens, the Highlands will have 725 apartments, 126 hotel rooms, 300,000 square feet of office space and 20,000 square feet of stores, including Comet Coffee and Yoga Six studio.

Encore’s name and design are a nod to the nearby Cortona apartments. The new building will have 37 studio, 79 two-bedroom and 126 one-bedroom apartments, plus four “penthouse” three-bedroom units with views of Forest Park.

Humphreys & Partners, of Dallas, is Encore’s architect. Construction will be by Holland Construction of Swansea.

Cortex's latest building under construction, the three-story, 60,000sf building called @4260 will house TechShop and plans to open July 2016.
