Espace Montmorency will have a significant impact when completed, both from far away and at street level.

A suburban not-quite-yet skyline of northwest Calgary Thee entire neighbourhood is currently under construction simultaneously and will look a lot denser once filled in. All entirely between 4 and 15 storeys once complete...

Not sure it qualifies as a "skyline", but here's is one of Barrhaven's activity clusters (there's an actual skyline of 15ish floor residential towers further east).

You've a hotel, the Costco, Tomlinson Group HQ and a giant Amazon distribution centre.

Port Credit looks surprisingly grim for a lakefront town three commuter stations from Union. I would have assumed it would have been a bit more... bid up by things.

I'd say that pic is not a good representation of what the vibe is when actually there. I didn't spend a tonne of time wandering the streets of PC but I used that GO station on a semi-regular basis.

As far as apartment blocks go, this is one of the best if not the best I know of in terms of appearance, maintenance and the quality of people. Again, I don't actually hang around PC but this is the vibe I get the few times I am around when not standing on a GO train platform.

There's a couple condos out of view here and newer high end townhouses and a private school. Of course, there's a massive new development happening down the road which will change the character of the community.

On the other side of those tracks are super rich homes, some of which line the Credit River.

I think one of the reasons why PC hasn't built up as nice as one would think is the nimbyism.

A lot of the old houses were replaced by apartment buildings during the 60s, so parts of it look like Cooksville or Rexdale or something. It's actually a nice place though, especially during the summer.

Keep in mind, the Lakeshore line had only hourly off-peak service until recently, and Port Credit station is not heavily used compared to Clarkson station. In 2001, Clarkson had 4,938 daily boardings, Port Credit only had 2,352. Besides Bronte station, Port Credit was the worst performing station outside of Toronto with all-day service on the Lakeshore line.

Because of past GO fare policies, the stations closest to Union were the least used due the high fares for shorter distances. So ridership of Port Credit station suffered because it the closest station to Union on the Lakeshore line outside of Toronto. So the train station probably did not attract as much development as it should have.

This reminds me I need to revisit Port Credit and try photographing it again. I'm not sure during the pandemic is the best time to try to capture it though, so maybe next year.

Intensification has to rip through Lakeshore West and Mimico/Etobicoke before it goes through Port Credit.

Port Credit is established and older and from a street level perspective it is anything but grim. If anything, the pedestrian experience in Lakeshore west/etobicoke is far far worse.

Your assumption could not be further from reality, i suggest checking out lakeshore road in streetview in Port Credit
