The area is saturated already with retail. Kildonan Mile having problems for years getting going. What more junk could possibly be sold in the area? lmao
Mostly smaller strip mall's/shops being added to existing parking lots.
I'm not really up to speed on rents and such. But the CRU's in Kildonan Crossing where the trough used to be filled up quick. But other CRU's, say at Marion and des Meurons, linger empty. Is it just location or are rents that much different?

I've always envisioned the amount of untapped potential on Regent. With all that parking lot space, close to major intersections, BRT (eventually) to have TOD apartments & condos with CRUs and have the area develop like Metrotown in Vancouver.
But also maybe the upcoming development at Polo Park can be mimicked and also applied in the Regent area. All the parking lots just scream "Fill me with density, please" hahaha
