I know I said that I am a big fan of filling up or downtown with 10 to 15 storey multi-family buildings but I do love tall buildings. I somewhat pause my comments for the shorter buildings and really want Winnipeg to get a 200m building. I find at 200m the buildings really start to soar and feel tall. I feel that even though it is sort of an arbitrary height, buildings don't really accomplish the tall feeling until after this height.



Montreal does a great job at both. Griffin town is what Winnipeg should be modelling its downtown after. Dense 15 to 25 storey buildings....but they are also building a number of 200m towers (their height limits) and they really are impressive. My photo doesn't convey how much this new tower soars.

New proposal - start of many hopefully.

First building in Southwood Circle (UofM) - 23 storeys, 358 units.

Great news. My guess is it’s one of those national student housing developers. 16 units per floor by 23 floors is a big ass building….unless the units are really small dorm types.

That’s almost as many units as the 42 storey tower on main.

I think their stated objective is for a mixed residential neighbourhood, I'm not sure if university would allow broom closet apartments. That said, if they're cheapish, it would certainly fill an important niche for students in the area who may not want to be in residence.

I was just saying at work that Winnipeg has arrived to the tiny apartment era that we used to make fun of in Vancouver and Toronto. It’s amazing how suddenly sizes have dropped. Affordability has become king and that means smaller sizes.

I doubt the university can dictate unit sizes but even if this isn’t student housing, the units are likely very small. The evidence is that number in only 23 storeys. Thats 40% more suites than the 21 storey 308 colony.

Anyways. Nice to see the development get a building. I’ve had doubts about their aspirations. Hopefully this is a bit of a catalyst.

For some reason I thought that Southwood would be mostly midrise. It'll take a while to build out at that scale. But with these growth rates, who knows.
