Good luck with Arno. Make sure your Rezoning Prior-To conditions don't contain language that tries to get you to retain the design intent.

He's fine it just the last thing you want is your Rezoning Conditions to hold you to a design intent that you cannot deliver in a cost effective way years down the line for a rental building with below-market units.

The Clark Drive housing project

In this case, the ministry said, the project was delayed because of “changes in the municipal approvals schedule and unforeseen design changes required for various approval processes.”

City and provincial government documents show the project was originally priced at $81.8 million in May 2018 and is now anticipated to cost more than $109 million when its doors open sometime in 2026.

The City of Vancouver said the grant was never disbursed to Atira as its conditions were not met. The non-profit is no longer the operator of the former London Hotel it said, and Atira’s previous tenants were relocated to other permanent housing.

Can someone explain to me how it makes sense to house “folks that have the most complex substance use disorders, such as substance abuse issues” directly above a bar that is open until 2AM and 2 blocks away from the DTES epicentre of drug dealing?

Are we really trying to help people or is the system just a tax funded merry-go-round?

Surely there has to be a better road to recovery?

Well it's supposed to replace the current system of just having people continually relapse

Just noticed this on OMB's website (they are doing the heritage office addition on Beatty for Reliance) but infill at West 4th and Burrard

OMB had a 2020 proposal for an commercial development at 306 Terminal but it looks like Rize is dumping the project.

Seems like a missed opportunity with that large property to also have market rental. There could have easily been 2000 market rental units as well, partnering with a developer. Probly better to have a more diverse mix of people as well, as opposed to having all social housing.

Seems new I think we just saw some rough sketches of the overall massing.
