The following are all facts:

- Polo Park mall is currently the most destiable location to open a new retail store in Winnipeg.
- Zeller's has closed their operations in Polo Park location.
- There are lots of indications Target will not take over the Zeller's location but a formal, public anouncement has not occured.
- Sears has two locations in the Polo Park area, the mall proper and St James @ Ellice.
- Sears has expressed a desire to continue to leverage the value of their real estate holdings.
- Sears has sold off store locations in highly desirable areas to help keep their operations running with three locations going to Nordstorms.
- Nordstorm's is currently on a major cross-Canada expansion and likely has Winnipeg in their sites.
- La Massion Simons was reported as a lead tenant for the failed Elms development so they likely also remain interested in Winnipeg.
- H&M has repeatedly expressed interest in the Winnipeg market if the right location and they have a number of locations across Canada.
- Zara has a number of Canadian locations located in close proximity to those already in Polo Park and it likely looking for a Winnipeg location.

Now, given all these facts, it doesn't mean that any of that is going to happen at Polo Park but with one anchor gone and another struggling it isn't hard to imagine the picture changing at Polo Park in the next couple of years.

I still think one of La Massion Simons or Nordstorms will take over at least a large part of Zellers. For Sears in would seem to potentinally make sense to split the current location into three units: ground level north, second level north, and south - both levels. The south side would of course need a new enterance off the mall but that hardly seems like a barrier that could not be solved.

That is almost exactly what I said in the part you quoted. My point is if you even remotely follow what is happening at the old stadium site you know all signs point to this happening however this is no formal announcement that has confirmed the Super Target is being built there, just like the announcement about the WestPort Festival Super Target has still not occured.

Edit: One odd thing about the WestPort Festival site is that I recently realized the traffic lights for exiting the site have long been in operation already! They are located at Camp Manitou Rd facing traffic that would be coming from the farmers field to the north.

I do realize that is what you said, i was just illustrating that it is in fact approved and happening, it just hasn't been made publicly official. When you said "however I do not recall seeing all this formally announced. Did I miss something?" i thought you were inquiring if that was still the plan. The store structure and interior are currently out for tender.

Thanks for the clarification Biff. Hopefully a formal, public announcement regarding Target's plans for the two sites it is attached to in the Polo Park area come soon.

Along those same lines it would be nice to have Target confirm its plans for the rest of Winnipeg as I heard potentinal for the WestPort Festival and at least three other locations, two of which may be Super Target replacements for stores that are publicly announced as base line Target stores.

Polo Park will gain between 20 and 25 new stores. I would have to guess that the majority will be new to the market as that is a large number of stores to fill by retailers already in the market.........Let the guessing begin!

You talking about 20-25 stores filling the Zeller's space in Polo Park or is this something different?

I really thought Zeller's would largely end up going to one of the large footprint anchors on cross-Canada expansions that have yet to announce plasns for Winnipeg.

Polo park already has a lucky brand store. It also used to have a Levi's.

I think we are already getting a Steve Madden. One store i am amazed that we don't have yet is a Nike Store. In Florida they are like 7-Elevens - everywhere.

If Biff is correct that the Polo Park Zeller's space will get 20-25 stores I am shocked. I thought it would surely go to Nordstroms, Simons or the dark-horse Holt Renfrew. I guess all three of those are further out still for Winnipeg. With that in mind, I would be shocked to not see H&M, Zara and possibily Zara Home move in. As for other brands, it isn't hard to figure out who is missing from Winnipeg if you put in the time, just look at big malls in other Canadian cities. Chances are we will not be landing something that Vancouver and Toronto do not already have and likely not getting anything not already in Calgary.

I'm so confused, the Polo Park Zellers location will be converted into 20-25 new stores? Like stores for ants?

Two stores are now taking up the old Safeway location downstairs.

Why are we comparing Winnipeg to Vancouver,Toronto and Calgary? Apples to oranges. What's happening in the River City is truly amazing in regards to retail in the city? If we score something that is a given for Vancouver or Toronto are we not bucking the trend? Putting our little Burg, on the map with some of the major metropolitan centres in Canada?

Winnipeg is pretty much on par with Calgary and Edmonton. And what we don't have that they do, we will likely be getting it all within the next two or three years. So those three cities are pretty much alike when it comes to shopping.

Toronto and Vancouver are still above all three of us, and I don't know if any of our prairie cities will be on par with them in our lifetime.
