The Huxley Updated - Design Review

The Huxley has been updated prior to it's scheduled design review on Wednesday, October 13.

Project Address: 74 South 600 West

Project Basics: 7 floors (5 over 2). 212 residential units - including several groundfloor residential units along 600 South. 1,365 sq. feet of groundfloor commercial/retail space. 0.75 stalls per unit parking ratio (0.82 with on-street parking)

Project Description (from Staff Report):
Beehive Spuds Partners is looking to develop The Huxley Apartments on 600 W. 100 S. Salt Lake City, Utah. This property is comprised of five parcels in a rundown neighborhood west of the Gateway. Three of the parcels have very old dilapidated homes; another parcel has an old concrete masonry block building that is currently vacant. We intend to demolish these structures. There is one other house on 600 W, nearest to 100 South, that is not included in the project. This home and property are owned by the SLC RDA. We have contacted the RDA and they plan to demolish this house and rebuild South Temple. This means that eventually, our building will extend the length of the block facing East along 600 West between South Temple and 100 South.

We propose to construct a 212-unit multifamily housing project with elevator service on this property. It will be 7 stories total: 5-stories of housing units framed atop a two-story concrete parking structure. The main level of the building will also include housing units. The main entrance, leasing office, first level of housing & structured parking will be at the same level as the existing sidewalk. The building will have housing units along 600 W to activate the street level and welcome guests. The proposed parking ratio is approximately .75 stalls per unit, with that ratio jumping to .82 stalls per unit after including the adjacent on-street parking. The project will have 1 bedroom, 2 bedroom, and studio apartments to provide housing options to a broad spectrum of the market and encourage diversity in our tenants.

The housing units will include high-end finishes, tall ceilings, custom cabinets and countertops, and large windows for natural lighting. Many units will have either an exterior balcony or a juliette-style balcony off of the main living space. Project amenities may include an outdoor swimming pool, hot tub, outdoor courtyard, common lounge/clubhouse, fitness room, yoga/pilates studio, study areas, valet trash and bike lockers.

Still pretty ugly but a big improvement considering that there's a commercial space and unit entrances along 600 W now. The old versions looked more like those newer complexes on 400 S that have almost no street engagement.

I still think this old version looks the best......at least where the apartments begin. If they could take the street level portion of the latest render and combine with this old render, that would look best, IMO.

Astra 488'

You know, the more I think about it, 488' may be the correct height. Especially if the top floor is amenity space and mechanical penthouse. Also, this rendering coincides with the massing I have in Google Earth.

The currently-approved height for Astra is 447' 9" so they will definitely need to ask for more if they want to build to 488'. We should know within the next few days if it was a typo or not.

Disappointing but makes sense, that would have meant a lot of additional work for a kind of minor height difference.

The June - Updated Renderings - Design Review

We have some updated renderings for The June filed for their design review next Wednesday, October 13.

Project Basics: 7 floors. 102 units (mix of studio, 1-bedroom, 2-bedroom, & penthouse). 85 feet tall. 100 parking stalls. Developer: CW Urban.

The 40 floors (instead of 39) was correct, but it is still 448 feet tall. Only minor changes to some of the materials is proposed, apparently.

The new drawing seems to indicate that the top of the tower will be 449' 3" from street level, so that's not much of a difference. It's also good to see a new version of the Regent Street proposal (which I do believe is also being designed by HKS).



Here's a view we haven't seen before:



The most curious design choice about this tower, to me, is putting the deck on the ~8th floor on the north side. The sun is always to the south so it will never really get sunshine. I also think the views of the mountains would be better than a view of the state capital and 95 State, but alas.

Also, does the north side of the Astra look a bit like the north side of the COB to anyone else?

With the current construction costs it's honestly a win they didn't request a height reduction. I think deep down we all knew it wasn't 488' but it didn't stop us from dreaming Lol! I like that they are now calling it a 40 story building, it has a much nicer sound to it! The south and east sides clearly received the most love, the north view is pretty basic in comparison. It would have been nice if the windows wrapped all the way around on the north, even nicer if it was 488', but I will still be as happy as a kid in chocolate factory if built as currently proposed.

Very nice. I'm really liking the direction the June has taken. I love that window treatment at street level. This will add a much-needed touch of class at that site. Definitely a big improvement over a lot of parking, blacktop, and a car wash.

That was my first thought when I saw that north view! Although I'm very positive about the Astra as a whole I'm getting a north view C.O.B. vibe from that view of the northern side of the Astra tower. C'mon, there has got to be something they can design that will be better than that. If nothing else add some appropriate public art! Unless they know something that we don't about the old Zim's building and smoke shop being demolished in the near future for another tower that blank north wall has got to be rethought.

I am not crazy about the north side of the Astra, but I am jazzed about the building as a whole. I think this is a game changer for down town Salt Lake. If they can just get it built at 448 feet - great. It could be the start of more exciting buildings coming to our city.

I actually don't dislike it that much. It gives it a different character from that view. I do wonder if the architects were intentionally trying to echo the COB though.

Fun fact about the pawn shop building next to the Astra site: it was formerly the Empire Theatre, the first movie theatre in SLC.

Also, I still can't see your images Orlando. Could you use imgur instead of imagebb?

Edit: Also also, it strikes me that the newest design of the Regent Street tower sorta resembles/mirrors Astra.

Speaking of the Regent Street tower, the updated render appears to be at least 5+ stories taller than the previous render!
