omg a 50 story tower in Sandy Springs? Tom Wolfe's novel lives on! I just have to ask - WHY. lol Metro Atlanta has more "space" and developable land than any major 3+ million market I can think of, why go up 50 stories in what is really kind of the middle of nowhere when you think about it (I know, population centric for Atlanta, but this would easily be pretty "outer burbs" in a lot of cities in America). Also, are rents in Sandy Springs there? Or is this 50 story tower going to essentially be a build-to-suit for another State Farm type move? (in that case sucks they aren't going to Midtown/Downtown)

I believe it will be at least partly speculative, but that office market is one of the strongest (if not the strongest) in the metro, so they should have no problems finding tenants.

That isn't in the middle of nowhere. It's going right next to a transit station in Perimeter, which is a quickly densifying edge city with many other highrises. It's too bad it doesn't do a better job of addressing the street (goes quite dramatically against the grain of everything else that's been developed in that area recently, including the residential next door), but in terms of scale and use it's a great fit and exactly what Perimeter needs more of.

Another thing to consider is that the corporate world REALLY likes Perimeter Center.

Thanks to 4 train stations and several other factors, this is Atlanta's version of Tyson's in almost every way.

Sounds like Seventh Midtown should be starting as soon as Starbucks is moved into Viewpoint. Article says the build-out for Starbucks to temporarily reside in Viewpoint is nearing completion.

I asked one of the employees like a week ago and he said he thought they were moving in October. I'm excited for this one to start.

Buckhead Atlanta officially opens today. Hearing that Dior is planning a boutique there is amazing. Atlanta's shopping scene is definitely maturing.

Re: Northpark 100

I read that Hines is thinking about lowering the floor count to 42 to get city council approval. More information will be forthcoming.

Today's long anticipated grand opening of the Billion dollar plus development was a truly momentous occasion that was attended by a star studded cast that included the 2 founders of Oliver McMillan; Mayor Reed, City Council President, Caesar Mitchell; former Mayor, Sam Masell ; veteran developer Charles Loudermilk as well as several of the chief execs of BA's tenants along a throng of media and fashion forward folks. Now that phase I of the epic project has opened, several new details about the project have been revealed that bear note:

Oliver McMillan co-founder Dene Oliver , in an exclusive interview with online publication, BuckheadWView, talked about Phases II and III, which will include more retail shops, more restaurants, more office space, more residential units and possibly a boutique hotel.

*Phase II is planned to include 85,000 square feet of retail/restaurant space (including an announced two-story, 5,026-square-foot Dior boutique), 150,000 square feet of office space and 200 residential units. Construction is beginning immediately on one parcel of it which runs between Peachtree Road and Bolling Way just north of the Phase I retail spaces.


*Phase III is planned to include 20,000 square feet of retail/restaurants, 50 residential units and 200 hotel rooms, expected to be a boutique hotel situated on the southeast corner of Buckhead Avenue and North Fulton Drive (presently a parking lot being used primarily by Aaron’s offices).


BTW, Dean & DeLuca will not be part of BA, however they are negotiating with Eataly. And neither Oscar De La Renta nor Thomas Pink are coming ,in spite of their earlier commitment.

I don't think Oscar is doing too great and is pulling back their footprint. They randomly closed their store at NorthPark in Dallas.

The Hermes store looks great. I can't wait to get back to Atlanta to see it in person. With more residential in the pipeline, this area will soon be quite the destination.

An Eataly there would be a huge score. The one here in NYC is incredible, even though it's unfortunately TOO busy most of the time.

Castleberryhill hotel proposal




An upscale hotel project is in the works for the Castleberry Hill community that would serve the new $1.2 billion retractable-roof Atlanta Falcons stadium now under construction.

A team that includes Atlanta-based Gallman Development Group LLC is planning a roughly 200-room hotel with about 130 apartments, retail space and a small park on a site bounded by Centennial Olympic Park Drive and Mitchell, Chapel and Magnum streets. Called Castleberry Park, the project would be within walking distance of the new football stadium.The hope is to lure a major high-end hotel brand such as Hilton.
