Oof. 1230 Metcalf is regrettable now, let alone in 15-20 years. 2505 Broadway on the other hand, looks really nice. Love the nod to the corner building with the curved columns. Is that masonry, or concrete on the finished facade?

Hand laid brick. The brick goes along with the rounded edges of the structure, but its brick.

Smile NEW YORK | 1245 Edward L. Grant Highway | 125 FT | 12 FLOORS

Project: 1245 Edward L. Grant Highway

Quote:
In an exclusive reveal, a new rendering from Marin Architects illustrates a 12-story rental building in the Highbridge section of The Bronx. Located at 1245 Edward L. Grant Highway, construction is expected to break ground this summer.

The Marin Architects design team drew inspiration from the neighborhood’s long industrial history, which is said to be most evidenced in the façade of the structure. The brick exterior transitions from brown to red with a pair of vertical black brick bands in between. The masonry elements support a staggered, punched window system and what appears to be PTAC units.

Within, the building will comprise 85,335 square feet of residential area with a mix of 77 one-bedrooms and 44 studios. Amenity spaces will include a spacious recreational area, shared laundry facilities, a package room in the lobby, and a ground-floor bike room.

Stagg Group, the developer responsible for the project, is expected to wrap construction by early 2023.

I absolutely love those ultra thin towers going up in NYC, totally unique. Like some art deco/stylistic cartoon world that can't exist anywhere else, for no where else has such vertical density and demand.

Smile NEW YORK | 840 Atlantic Avenue | 195 FT | 18 FLOORS

Project: 840 Atlantic Avenue

Quote:
A new 18-story tower could take shape at the busy intersection of Atlantic and Vanderbilt Avenues in Prospect Heights, Brooklyn. The development site comprises seven neighboring lots and is referred to as 840 Atlantic Avenue.

Before construction can begin, the Department of City Planning will need to approve zoning text amendments to permit the construction of a dense mixed-use building. If approved, the structure would comprise over 376,000 square feet including a mix of rental apartments, retail space, a community facility, and a 90-vehicle sub-grade parking garage.

Residential area, which accounts for a majority of building floor space, will comprise 312,917 square feet and up to 316 units. A maximum of 95 apartments will be marketed below rate as affordable homes.

The retail component will span a portion of the first and second floors with a total area of 55,715 square feet. The community facilities have not been specified but will also occupy the lower levels of the building and max out at 7,800 square feet.

As specified by developer Vanderbilt Atlantic Holdings, LLC, the construction will be completed in a single phase and is expected to last around two years. The property could debut as early as 2023 pending approvals from the Department of City Planning and necessary permits from the Department of Buildings.

Penn Station

The NYT has a good article today about the proposed redevelopment of the area around Penn Station with ten new buildings. The proposed Penn Station redevelopment and enhancements would cost an estimated $15B and the Gateway Tunnel replacement would cost an estimated $15B - $20B. This is exactly where new development should be located.

Well you can't say it doesn't make a statement...

I like it enough. It reminds me of the cable cars in Grenoble, France:

I love it, but completely understand that it's not for everyone.

Sarcostyle Tower

Apologies if this has been posted before, but is this "proposal" even remotely real?

Love the chevrons in this building. Not a huge fan of the cantilever, but the facade design helps diminish that.
