I think the relative population of Shediac and Old Orchard Beach is irrelevant when it comes to highrise development. Old Orchard is half a day's drive (under 2 hrs in the case of Boston) from literally tens of millions of people. Shediac is not.
I think NIMBYism would also be a huge problem. Nobody wants something like that beside their million dollar+ beach house.
Still, having said that, I would expect that if anywhere in NB were to get a oceanfront highrise it would be Shediac.

I get what you're saying, but it's not "totally irrelevant" when we're talking about getting things approved by the town council, or in terms of what Shediac could aspire to be one day. Moreover, the examples from Old Orchard Beach are
barely even considered high rises... 8 storeys isn't much different from all these 6 storey projects we're seeing get built today.
Shediac is actually little closer to Moncton than Old Orchard Beach is to Portland, but it's a very comparable distance. There's around 300k people in a 30km radius centred on Old Orchard Beach, and around 200k people in that same radius centred on Shediac.
But yes, there is a huge difference, in that Old Orchard Beach's population swells to over 75,000 people during the summer, because of those tens of millions people living in the US Northeast, and some Quebeckers. Although, many wealthy Quebeckers gave up their summer vacations to Maine this year. Who knows, maybe if this anti American sentiment keeps up for a while, it could help drive some beachfront development in places like Shediac, Saint Andrews, or maybe around New River Beach?
There's also tens of millions of people in Quebec and Ontario, who are only one short flight away from YQM, who could buy into the idea of a beachfront vacation home or investment property in Shediac.
