I absolutely love that project on top. I hope that doesn't end up getting value engineered!

Also nice to see density continue to come to Central 9th.

I shop at WinCo a lot (at 21st South and Main). I'm wondering if anyone knows what's going on with the building west of it. There is a big crane in the middle and a large concrete parking structure that is several stories tall. People are using it for parking, because you can see cars parked there. There hasn't been any work done on it for months, maybe a year or more. I think it was supposed to be apartments. This could be the wrong forum because it could be in South Salt Lake.

It's a large apartment building that's part of the "South City" development. I actually just posted about it in the MSA thread a few days ago. I agree that it looks like the project has stalled (material/construction costs?) but I don't think it's dead because there was a ULA walking tour/event there with the developers just a few weeks ago.

I believe it was deemed too costly to build at it's originally proposed 10 stories. So, they reduced it down to 8 stories, which allows the top 5 stories to be wood construction, and assumedly lest costly. Though, today's material costs are much different. The cost of wood rose dramattically during Covid. I hear that it is coming back down somewhat.

Gabbot's row looks really similar to that Poet's row project I remember seeing a while back. It seems that they are 2 separate projects but does anyone know for sure?

Absolutely GORGEOUS and knowing Atlas built to a 200 year spec. Zero wood except beaming. All CMU block. Better than any other townie built this century in Salt Lake. Anybody else gonna step the fuck up in SLC?

I'm with you 100%. Wolfsnest row literally looks like a penitentiary. I thought maybe I was looking at the minimum security portion of the new Utah State Prison upon first glance.

Does anyone have an update on the Astra Tower? Construction start date?

Also any more news on the Convexity Tower ? I heard construction was supposed to start this summer.

Seems like it is still stuck in litigation over the easement issue. If someone has the case number or names of the parties, I can look it up on the court docket.

Anyone else notice the crown of 95 State ended up slightly different than the renderings suggested? The renderings basically looked like a bowed version of 111. The real crown matches the rest of the tower glass, as a result the first section of crown has the appearance of an additional floor plate, very clean!

I just spoke with someone who invested in the Moda Lux development. He said that the developers just bought the lot adjacent to where the project was going to be built. They are probably going to do something different now that they have both parcels. Hopefully it’s something big.

Interesting. Are we talking about the lot directly south, where Ken Sanders resides? I still hope they figure out a way to offer him a new space. I think a cool local bookshop would add an attractive, distinguishing element to a forward-thinking, mixed-use project and it would be good for the neighborhood.

From I can tell on the County Assessor's map, it looks like JF Capital purchased the property directly north of the original lot that Moda Luxe is supposed to occupy. It's not fully registering on the map yet (it still shows the old property owner on the pop-up), but it does show "JF Luxe Partners" listed as the owners on the actual information panel. So I am 99% sure this is the property they purchased.


This is the new property - directly north - you can see JF Luxe Partners is listed as the owner in the info panel.

This is what the property looks like combined.



This acquisition increases the property by about 50% - so that does indicate the likelihood of a design change - unless they plan to build another building on the other site in addition to the original Moda Luxe.

Planned Development - Marmalade Condos

Project Description (from developer):
The Marmalade Condos is a 16-Unit mixed use project that lies within the West Capitol Hill neighborhood located at 230 West 300 North in the Marmalade district. The project will consolidate two deep adjacent parcels of land, 230 West and 226 West, providing 0.81 acres (35,408.45 sq. ft). A lot line adjustment will occur excluding the street front residences at 226 West placing the final development at 0.69 acres (30,000.63 sq. ft.). The overall density of the project is at 11.04 units per acre which is well below the recommendations of the RMF-35 zone at less than 30 units per acre. The project is a mid-block infill solution to promote greater efficiency and innovation in the land use. The existing street front 2-story apartment building is in dire need of maintenance and will undergo a complete historic preservation. The parcels are now scattered with derelict garages, abandoned automobiles, sheds, and overgrown landscaping. The apartment structure is considered a contributory historic structure in the neighborhood. With the slated preservation and maintenance of the apartment building, it will support the historic context and the character of the neighborhood.

The project scope includes the addition of three new structures inserted into the interior block’s core (referred in our drawing submittal set as “Buildings B, C and D”), which will contain a total of 12 new Townhouse units. All required parking is provided on site with one additional visitor stall. The site design including a fire access lane, covered parking, recycling center, open and private gathering spaces for the community. This is a transitional project moving from single family residential structures to the east and commercial structures to the west. The adjacent two parcels to the west contain a large office complex and next to that a fire station. With new landscaping, our project will soften the edges and beautify the neighborhood setting. This application is to gain approval from the Salt Lake Planning Commission to proceed with the design as shown in our attached drawing set. This development meets the intent of the Capitol Hill Master plan, the Local & National Historic Design Guidelines, along with the RMF-35 Zoning Ordinance of Title 21A.
