I have the requisite equipment for night stuff, but I normally work in the morning and at night (8AM-noon, and then 8PM-midnight) when I am in San Francisco in order to maintain an overlap with Delhi. That is why you used to see so many daytime photos from me but almost never night time.

Ah, that explains it. I don't want to stray too much, but about how much longer do you need to hold to that split schedule?

Anyway, Millennium is looking great. Nice photos from Dave and everyone else! I'm am finding it interesting that the angled wall at the top of Millennium just below the roof screen area often appears relatively white in the daytime, due only to the angle difference from the main facade plane when viewed from the west.

The Mission canyon sure looks impressive from up there. And I just noticed you have a great view of One Hawthorne's crane.

Back from Mexico today! I actually have a better view of One Hawthorne from the other side of the tree, so I'll keep an eye on it for you.

They're making progress on street level, with landscaping and the like. I think it will be as lovely from up close as it is from afar. This is really a nice building. Sorry about the darkness of some of the photos.

Thanks for the great update from all sides JAC6! It's nice to get back to seeing the finishing touches on the big projects that we all watched closely for so long.

If I am not mistaken, the branches are okay as long as they extend below 27" above the surface of the sidewalk. If the branches do not extend below 27", and extend more than 4" out over the adjacent walking path, they need to be trimmed to 6'-8" above the adjacent walking surface for minimum head clearance. This is the same head height clearance requirement for doorways, and wherever there are paths of travel for people to walk.

I'm interested in the health of the trees. Those appear to be the type planted down around the Hills Brothers building. Eventually, the low branches will have to be removed anyway but if they do it now it will help keep them from being blown over in the wind and encourage top growth. It just drives me crazy when developers plant trees and then they get ignored, blown over, vandalized and generally not taken proper care of so they can mature into the street trees SF so badly needs.

I think that they typically keep them like that for a few months though, at least. It allows the trunk to grow a little bit larger and allow a larger root system to establish itself before the tree is pruned back to its intended size.

Sorry, if I misunderstood you, BT. I'm no plant expert, but I believe that Gordo has a point. Hopefully he is right, and the trees will be trimmed after they have had a sufficient time to establish themselves. If you're right about the Hills Bros. trees, there is a chance they might be trimmed the same way. I also hope that the budget remains to provide enough gardening care to keep the landscaping healthy and well kept.

We have the same trees on Van Ness in front of Opera Plaza. Originally the developer planted Eucalyptus there as on the side streets, but the city came along and said that was verboten so the Eucalyptus were dug up and planted on the Van Ness median in the blocks between Golden Gate and Eddy (where I'm afraid they may ultimately be sacrificed to BRT). They were replaced in the sidewalk holes with those same trees as at Hills and, I think, at 301 Mission. Those seem to do quite well in the SF climate (unlike the sycamores the city keeps planting). For over 20 years now I have been guarding the ones in front of OP from our ground floor businesses who want to whack them to increase the visibility of their signage, from vandals (a few times I had to personally reattach them to their support poles when they were young) and from the homeless guy who likes to lean on them when he hangs out there panhandling in front of Books, Inc. Once I had to tell a movie crew not to pile their gear up against them and a few times I had to ask bike riders and motorcyclists not to chain the vehicles to them (we have bike racks for the purpose out there too).

Once planted, developers and HOAs would prefer to pretend the street trees are somebody else's problem--the city or anybody but them. I haven't let our HOA management get way with that--our manager, a friend of mine, will vouch for what a pain in the *ss I've been on the subject.

We can only hope somebody at 301 Mission is too.
