This is a spectacular project. So glad the Warwick got preserved, it surely has some character. It's the mix of old and new that makes Philadelphia so unique. This thing is going to stand out!

What will this look like on the skyline? Will it be appear more dense to the west?

This is definitely a net improvement over the previous version. I'm glad they were able to find a way to preserve the Warwick. The ground floor facing Walnut street is also vastly better than the confused mess of the previous design.

From due west it will probably be blocked by FMC. However it will make thinks look denser from about every other angle. Folks noted some time ago that from the south, this will fill the lamentable gap left open by 1919 Market.

Very nice. I like it better (and it was already good). Setback on the Walnut instead of Sansom side. No curb cut Sansom, it would appear (hope we get some floor plans soon). Looks like more height along Sansom and 20th now too. I guess not being able to take out the neighboring tower's little annex building on Walnut affected their plans on that side too. Much more of a fit for the traditional look of the neighborhood that the offset cubes in the last renderings.

3rd picture from the bottom shows our Skyline is adjacent to a large body of water...LOL. Wish it was ocean side.

What is everyone talking about?...It appears that these new renders simply showed up on their website but no news on progress with constituency groups or any other information. Anyone have any intel?

I am thrilled by the preservation of the warwick and knew their "hardship" claim was garbage. Too bad 1918-1920 Sansom still needs to be demolished...

The design went from what was reminiscent of a bland office tower to a generic apartment building. 2116 Chestnut, anyone? A missed opportunity for such a prominent location in a city with such quality architecture. At least it still fulfills this message board's need for height boners...
