Where's One57?

Oh found it.

The transformation and amount of proposals in the next 15-30 years will be unearthly; understatement.

When these developers are done, there will literally be no developable land left in Manhattan.

I hope one day, the city council and planners come to their senses and rezone and redevelop the Clinton/Hell's Kitchen neighborhood of Midtown which could use a lot of new development and help balance out the Midtown skyline west of Times Square.

Also by 2020 the skyline will look like that, let alone 2030.

I like the "clean" version better...(though it should be more like 2020 instead of 2030, and obviously some towers are missing)

You'd need to extend the 53rd street subway out to 11th ave and down to the 7 line, and possibly rerouting one or more of the 1, 2, A, B,or C lines onto the new loop to have enough transit access to consider rezoning Hell's Kitchen. It'd also help if the 7 was extended down to the L line, to make sure the West Side is extra well connected.

New York City Council Grants Final Approval to SL Green’s One Vanderbilt Office Tower

May 27, 2015
Quote:
NEW YORK--(BUSINESS WIRE)--SL Green Realty Corp. (NYSE:SLG), New York City’s largest commercial property owner, announced today that the New York City Council approved plans for its 63-story One Vanderbilt office tower. Located directly west of Grand Central Terminal, construction of One Vanderbilt is expected to commence immediately, beginning with the demolition of the site.

“Featuring world-class architecture, pioneering sustainability standards, and modern flexible floor-plates that global companies demand, One Vanderbilt will usher in an exciting new era for East Midtown,” said Marc Holliday, CEO of SL Green Realty Corp. “One Vanderbilt will deliver critically-needed, state-of-the-art Class A office space and dramatically upgrade Grand Central’s aging, over-burdened transit infrastructure. As the largest owner of commercial property in New York City, we are proud to set a new standard for unsubsidized commercial development and create a blueprint for a truly 21st-century Midtown Manhattan.”

One Vanderbilt is bounded by Vanderbilt Avenue and Madison Avenue between East 42nd and East 43rd Streets. The 63-story skyscraper will be 1,501 feet tall and contain 1.6 million square feet of Class A commercial space. Designed by Kohn Pedersen Fox (KPF), One Vanderbilt’s architecture and building materials pay homage to the landmarked Terminal and the surrounding East Midtown business district. One Vanderbilt features open floor plans, efficient use of space, and the highest level of sustainable design in New York City.

TD Bank will anchor approximately 200,000 square feet of space in One Vanderbilt, including a flagship retail store on the northeast corner of 42nd Street and Madison Avenue. One Vanderbilt is projected to create 5,200 construction jobs and 190 permanent union jobs.

SL Green will invest an unprecedented $220 million in public infrastructure, constructing new, direct subway access points and circulation areas, easing platform and mezzanine crowding and allowing trains to move more quickly through the station at peak hours. Approximately two thirds of the $220 million in public infrastructure funding will go to enhancing connections and circulation spaces along the Lexington Avenue 4/5/6 subway line. One Vanderbilt will also create direct subgrade connections to Long Island Railroad East Side Access, Metro North and New York City Transit subway lines. Under this agreement, SL Green will create a new public plaza on Vanderbilt Avenue adjacent to the Terminal as well as two transit halls at the base of the tower. The full package of improvements is projected to be finished by 2021, concurrently with the completion of the building.

“Thank you to our partners in government for their leadership in helping make One Vanderbilt a reality, including Mayor Bill de Blasio, Deputy Mayor Alicia Glen, City Planning Chair Carl Weisbrod, Council Speaker Melissa Mark-Viverito, Councilmember Dan Garodnick, Manhattan Borough President Gale Brewer and the entire New York City Council,” said Mr. Holliday. “Thank you also to our dedicated partners at the Coalition for a Better Grand Central – together we will deliver East Midtown’s newest commercial skyscraper and create a better Grand Central for everyone.”

The rezoning approval of 42nd to 47th Street should pave the way for some tall towers. Demand is high for Class-A space. City needs much more!

This one isn't a shocker, but glad it's officially in the approval column. And a new 1,500 ft spire is on the way to the skyline.

New York City Council members unanimously approved a change to zoning law that will allow One Vanderbilt to rise alongside the historic transit hub. In exchange for getting more square footage, developer SL Green Realty Corp. will invest about $220 million in critical improvements to Grand Central, allowing more trains to run during rush hour on the clogged 4-5-6 lines, which carry more people per day than the entire transit systems of Chicago or Washington, D.C.

Anchored by tenant TD Bank, the building is expected to house about 8,000 workers when fully occupied. It will join a parade of new skyscrapers — many of them in the west 50s near Central Park, including the Nordstrom Tower on 57th Street — that will soon soar above Midtown Manhattan and irrevocably alter the skyline.

The tower will house a gleaming new transit hall that will funnel workers directly into Grand Central and also provide a crucial direct link from commuter trains to the subway system for the MTA's East Side Access project, which will bring 65,000 Long Island Rail Road commuters directly into the terminal when it opens in about seven years.

Quote:
The approval of the new laws, by a vote of 49-0, is a policy win for Mayor Bill de Blasio, who is seeking to do what his predecessor could not: Rezone all of east Midtown, where some aging office towers have struggled to compete in the new tech-driven work world.

This five-block change, acting as a test case, serves up the first solid evidence such changes might be politically feasible. Local Councilman Dan Garodnick, who is co-chairing a committee studying the broader rezoning, was a strong advocate for this so-called “Vanderbilt Corridor” rezoning. He said the area is now more like a “a back ally than a vibrant business district.”

“For too long, this area has been stuck,” Garodnick said before Wednesday's vote. “It’s an important commercial center, but the zoning rules have kept growth from happening. Today, that is going to change.”

Its building, to be known as One Vanderbilt, will be anchored by TD Bank and will span 1.6 million square feet. Towering 1,501 feet into the air, it will alter the Manhattan skyline and become one of the tallest buildings in New York City.

It's just as great for the street-level as it is for the skyline, too.

This tower will have a dominance like the ESB. A distinction between it, and the other supertalls near it are that its just big. Lots of square footage, bulky, and tall. 30 Hudson is another, but this tops it in terms of the dominant effect. Will become apparent when viewed from a far I'd imagine.

What I'm hoping is that the rezoning yields even bulkier towers that are just as tall to complement it. 380 Madison could be a viable candidate. Time will tell, and the suspense is insatiable.

Hi, lads. Let's not reflexively re-post this on SSP. Let those schlongs focus on Dubai and Shanghai.

I can't read it. Is this the broader Midtown East rezoning as opposed to just the Vanderbilt corridor?

This is the larger scope...

...After about nine months of talks, a group representing a wide range of interests expects to sign off on rezoning recommendations that include allowing bigger projects if developers pay for and make transit improvements, letting landmark-building owners sell their unused air rights within the area, and preserving historically significant sites, said City Councilman Dan Garodnick, the group’s co-chairman.

Members of the Midtown East steering committee aim to send their blueprint to city planners by June 30, said Mr. Garodnick, whose district includes the neighborhood. The Department of Planning then would craft a rezoning proposal and launch a formal review.

“This is the next critical step to the rezoning of the greater East Midtown area,” said Mr. Garodnick, who said some of the recommendations could still change. “The toughest part was getting to a framework that people felt hit the right balance.”

The area that the recommendations would cover is roughly from East 39th to East 57th streets between Fifth and Third avenues. Last month, the City Council rezoned a five-block corridor on Vanderbilt Avenue and a project by SL Green Realty Corp. to build a skyscraper near Grand Central Terminal.

...A key recommendation that committee members are homing in on is transit enhancements paid for and carried out by developers, similar to those SL Green will implement for its project, One Vanderbilt. The company must invest $220 million in public transportation improvements, including new subway access points, that are to be completed before the development is up.

“You can never have enough money for subways or enough money to deal with very large landmarks,” said Manhattan Borough President Gale Brewer, the committee’s co-chairwoman. “We hope to address the needs of both.”

The transit-enhancements recommendation would let developers of bigger projects close to public transportation proceed without City Council approval. Then, they could secure more development rights through bonuses for public plazas or air-rights transfers from designated landmark buildings.

It sucks that this does not include 5th. So much of 5th between 42nd and 50th has been redeveloped with crap. The gems in that stretch could be protected by landmarking.

I agree, but maybe that would make developers more inclined to build residential? I'd be fine with that. 432 Park Avenue is included in this rezoning, btw haha.

Good news! It seems like they want to accelerate the greater rezoning. If this goes through, expect many owners/ developers to take advantage of this. The midtown skyline will rise even higher. Expect more supertalls!
