Domain/North Austin Development Updates

Speaking of light features, here's one I took back in December with DT1 all candy-caned up. It actually moved slowly, like a vintage barber's pole. Then would sweep from solid red to solid green, a green & red candy cane, and then back to the red & white.

I saw it Tuesday night from Mopac and Anderson. I thought it looked like it was pulsing a bit, but was hard to tell from that distance.

Is the construction at Kramer and Burnet another apartment or a hotel. Someone showed it a while ago as the Courtyard but I thought the Courtyard was on the other side of Kramer on a tear down that has not been torn down yet.

Also, anybody have any updates on the new Domain Towers ? Been watching COA, also IBM is suppose to announce their future this quarter (045), I know they are working on it but nothing official yet, waiting on final approvals.

Yeah that was me. I live in the area and when I was touring apartments a few months ago, the leasing agent at the building across the street said it was a hotel. I just assumed (wrongly) that was the case, and especially now that they've got a mock up on the ground of a balcony/window setup. I can't imagine them doing that for a suburban-style hotel.

I'll snap some pics later today and see if I can find any info on their construction board.

The original docs for the Courtyard Marriott show 2631 Kramer Ln, which is the Clean Scapes building. They are still open for business.

What's up with Brandywine and Broadmoor? Office towers are going up like crazy and getting taller and pre-leased in the Domain. Meanwhile across the street there is nothing but crickets at the Broadmoor site. There is not even a single site plan filed for anything at Broadmoor.


Here's Brandywine's vision for Broadmoor from that Vimeo video from a while back. I don't have a link for it anymore because it was removed from Vimeo. It's a bit of an architectural mess. But this vision was put together before they had the zoning for 360' towers.

Leaning towers just look gimmicky in my opinion. Not to mention triggering OCD, haha.

Tough to tell, but it looks to me like this plan attempts to either incorporate and/or re-clad the 900-series IBM buildings.

Yes, they are planning to demolish the existing buildings, eventually. Those existing buildings have low ceilings and dated mechanical equipment. Even when you remove the ceiling tiles, the cement slab is lower than the current standard for office buildings. Since you can't really raise the ceiling height during a remodel unless you gut the whole building and repour the floors, it would be far less expensive to knock them down and start over than it would be to remodel them.

It's my understanding that the redevelopment will be phased. They will start with the open land in the front then work their way back. I think I read at one point they thought it could take 10 to 20 years to fully redevelop that site. That was a while ago, before the HQ2 pitch, so things could have changed.

So basically their plan is a dozen or so buildings built on top of what essentially seems to be the worlds largest group of parking garages?

I hope they re-think their "vision" as well...

I worked in 902 when the complex first opened in the 90s. We are now in 045 waiting our future.

I always liked BLDG. 045. Not on the outside so much. But the inside has/had a nice atrium overlooking a large cafeteria with some terraces to sit at at upper levels. It's been a while since I worked for IBM, so the inside may have been gutted and redone over the years.

I spent quite a bit of time in 045 also. The chem labs were on the bottom floor where the late, great chemical engineer Steve Dunn kept 060 running. I ran him dozens of samples a day. There was a breeze way connecting the two buildings. I liked the interior and the exterior. When I moved to TX, I learned how the rusty steel was both decorative and structurally advantageous like being maintenance free and strong.
I drove passed the Domain today and I have to say once you pass through Braker going north on Burnet, there is quite the canyon effect, even more so looking down the roads going west into the Domain. If you haven't seen it yet, it really is quite dense and impressive, worthy of a forum meet in a few years.
Easily the 2nd most built up section in Austin. I also checked out the future home of the Austin FC. It looks like a God forsaken part of town. Its in an area which includes some pretty shitty looking warehouses and businesses. The roads are pretty crappy in some spots too and there was a lot of traffic. South east of the Domain is kind of a dumpy area. Really not worth fighting for. But I can see how it would be suitable for low income housing. The Domain and its southeast side reminds me of downtown and its eastside.

I can not share any rumors but if anything is officially announced that is not internal use only I will let you know. We will definitely know this year, most likely this quarter or the next.
