For renovating a space for a random café on the 2nd floor?
Unless there are other phenomenal renovations I am unaware of?

Seems to be a real drought for any major construction proposals for a while now.

Interest rates, everyone’s hedging. Vike called it a year ago. A year after rates drop 1-2% is how long I bet it’ll take for things to pop. So 1-3 years from now. Slow trickle til then. Just my guess.

Came across this with the new Fire Station No. 9 going up in Windsor Park, which replaces its old location on Marion, and the since demolished No. 15 "church" station on the site the building is on right now. Pics will be coming later.

I am unsure if this was where to post this but....The Pantages Theatre ?
The City of Winnipeg agreed to sell the theatre to Alex Boersma and Lars Nicholson in 2019 for $530,000.
So here we are 5 years later.
A National Historic Site of Canada designation and sold privately.
FIVE Years ?
I have met dozens of people who have moved here in the past few years from various countries and ask how and when they can see it?
Many of them see it listed as a national historic site but can not see a Show or Performance there.
I too would like to go back to seeing shows there.
I guess it was just a toy for these owners.
A private large theatre for them & their intimate circle?
How is this allowed?
Not a word on ? when retrofits, upgrades begin. if any
Sitting Idle.

Not to mention The Former St Charles Hotel ready to crumble since Shyster Ken Zaifman, a local lawyer refuses to anything much to it & waiting for it to fall like neighbouring buildings he owned.
He has stripped it bare.
Another historic site soon to be a parking lot which was his intention when he purchased it 19 years ago.. AND.. Love this one.. He claims he didn't know the building had a historic designation at the time. What? As a lawyer since 1976?
Why do we tolerate stupidity?
I mean, Shite or get Off the Pot.
Every few years he tells the media about some plan that never comes to fruition.
Boutique hotel, low income housing..blah blah blah.
Seeing a parking lot on 1 of the greatest entrances to The Exchange (Albert & Notre Dame Ave) will be disgusting.

End of Rant.

Yeah it drives me crazy too. The Boyd Building on Portage Ave downtown is another example. Also, the Courtyard building at River & Osborne is really underutilized and run-down but at least it has a few tenants in it.

Boersma Owns the property fronting Main Street, the theatre was turned over for $1 to the consortium called the Performing Arts Coalition, they have full control of the theatre.

Nope, but with the growth of Winnipeg lately and the lack of construction for quite a while is seems very slow at this point.

Is there any word on if they intend to renovate/use the theatre any time soon? Seems like such a waste. Best I could find is a group called Futuremark with references to repair plans but still TBD on the timeline.

Futuremark is Boersma, the Richardson’s were part of the group who took over the theatre, they were looking to raise $15 Million for its renovation and operations.

I had heard a rumor that one of the long-term intentions is, once renovated, the WSO could move to Pantages as their permanent home, and share in its ownership. This would relieve them from having to pay to rent the Centennial Concert Hall. No idea if or when that will happen.

Before the Boersma group bought the Pantages building the WSO was apparently looking for a way to buy or long term rent it from the city for a rehearsal hall to cut down on their rental costs at the concert hall

Right you are.
McKim was once considered Winnipeg's answer to Hazelton Lanes in Yorkville in Toronto.
The McKim Courtyard, once stunning, now resembles a tenement from Detroit or Harlem circa 1974.
Especially from the River Avenue approach.
Ropes & Twine to hold the doors closed.

I have passed The Once grand Boyd a few times and it also looks like a 9 floor once elegant run down garbage receptacle.
What is going on?
Who do we get to listen???

So it is like a huge Doll house for the owners and their friends to view. The public can no longer enjoy it.
A National Historic Building.
The City does some idiotic things such as this.
Nothing stopping the owners to do what Zaifman is not doing at the St. Charles for 19 years now.

The group that bought the Pantages is/was looking to build a multi-family building attached to the theatre on the plaza fronting Main St (10ish storeys if I remember).

The plan is/was to demolish the existing newer addition entrance and lobby to Pantages and incorporate it into the main floor of the new building.

The sticking point is the street car art feature. That is to remain in its place. I believe the owners knew of this but there is a fight between the city and them over something regarding that sculpture...I am not sure if there is a cantilever involved or air rights? (Is that just in New York?)

I do not know what the status is now. Info that I have heard though, the city is making it very hard for them to develop the site, so there is a stand still.

So some developers had an agreement with the city, then decided they didn't have to abide by their agreement after the deal was done?

I'm shocked. Shocked I say...

No...the developers knew about the sculpture and were willing to take on the challenge of working around it. The City has imposed something involving it that has made the development difficult to move forward with.
