Demolition is moving full speed ahead at the Torres Bayou St. John site - warehouses being torn down and slabs being cleared.

Don't see much going on at 1031 Canal, The Standard, or the Parkway Apartments. I don't know whether there's some holdup at 1031 Canal, but they may be waiting for the streetcar work to finish - it seems to be pretty done except for the repaving of Rampart.

Cant confirm for sure but Im hearing 1031 is going to be hotel now. Not sure on brand but Hard Rock would like it I bet! As to whether they would use existing design Im not sure. There would need to be modifications but overall it could easily translate to hotel.



Also this bit of information is interesting. Wonder what the city has planned here?

Following emergency declaration, City expedited repairs to
tunnel wall underneath Canal Street

NEW ORLEANS – TODAY, Mayor Mitch Landrieu will join City and State officials to reopen Canal Street. On April 15, the lake bound lanes of Canal Street were closed when a partial collapse was discovered in one of the tunnel walls constructed as part of the 1966 Rivergate Expressway Tunnel project. Then on April 29, 2016, the roadway collapsed into the tunnel, damaging major and minor drain lines. The New Orleans City Council approved an emergency declaration to expedite repairs, which began on May 6, 2016. Construction was completed safely, ahead of schedule and within the $5M budget.

What's with the "private access drive" on that townhouse project? Seems like it serves no purpose when they could just access the drive aisle from Cortez directly, but means the site will be 100% paved.

Usually in a townhouse project that sort of area is reserved for a green walkway or private front yards.

Also, what's going on the lakeside half of the site? Phase 2?

Guess its to service the units on bienville. Since I dont know what phase 2 is I cant comment but as is it is seems overkill; however, given the expense of putting in drives I imagine there is a reason for it for phase 2.

This would be very interesting considering the fight they went through over the design. Also, I called the Kailas Company to get details and got no answers. Very shady situation.

Who's the architect for this? I remember seeing great renderings on someone locals website a few years ago.. Maybe Eskew?

Bayou St. John will be buzzing if those townhouses go forward along with the Torres project. It does seem like a rather inefficient use of space and fairly low density compared to what is planned across the street. I am curious to see how the stormwater management requirements will affect projects like this.

Gov. John Bel Edwards signed into law Thursday (June 16) changes that could speed up litigation delaying a proposed Four Seasons hotel and condo development at the vacant World Trade Center building.

Edwards signed the bill in a ceremony with a group that included Richard Friedman of Carpenter & Co. and Paul Flower of Woodward Interests -- the lead developers behind the $360 million Four Seasons proposal -- and Cindy Connick, executive director of the Canal Street Development Corp., who was on the selection committee that picked the Four Seasons plan among five competitors vying to lease the city-owned World Trade Center...

I'm fine with townhouses. It's still denser than the typical Mid-City block... Bayou St. John is a weird location of a neighborhood of solid apartments anyway.

It would make more sense to build that stuff continuously along Tulane Ave. Good access to the CBD and the possibility for better transit service later...

Just returned from New Orleans -- first trip home to NO in five years.

1. Ate at Mr. Ed's original place on Metairie's Live Oak. I think it's great it will have a location at Bienville and Carrollton.

2. Was amazed at new buildings. I've kept up on this forum, but I was still wowed by the huge number of new and rehabbed buildings.

On the downside:
I know that roads have never been good due to soil issues.

However, I was amazed at how bad the roads have gotten. There were parts of my old neighborhood, Lakeview, that were nearly undriveable even with my SUV. Even driving uptown was hazardous.

Loved seeing the city, and I appreciate all of you keeping us expatriates up-to-date!

Most of Mid City is low density residential, but this area is surrounded by large buildings such as the American Can, old Lindy Boggs Medical Center and a bunch of big box retail on Carrollton, so if there is any place to build higher density, this is it. Mid-City and Bayou St. John in particular is hot right now.

Regarding the streets, a lot of things are being held back with the massive set of uptown drainage projects on Louisiana, Napoleon, and Jefferson Avenues and the streetcar work on Rampart/St. Claude. I imagine there is a backlog of projects in those areas that will begin once the main arteries have cleared up. The real problem with roads is that the SWB and Entergy do a terrible job of replacing pavement after they do underground work. That being said, there is supposedly $1+ billion of work coming down the pipeline.

^ I wouldn't want this to be a bunch of solid apartments. Apparently the only kind of apartment developers can build is a "Texas donut", and I really don't want a whole neighborhood full of those.

If we were talking a more diverse mix of smaller apartment buildings, or even something a little more modernist I'd be all for it. But the large parcels here are always going to produce massive, monotonous apartment complexes, which are the last thing I want built right along the crown jewel Bayou St John.
