This isn't your typical ULURP session. Everything they're doing here was approved in the Midtown East rezoning. But unlike Hudson Yards - where the towers still have to get certified by City Planning to transfer development rights, but not the full public review - the NIMBYs wanted the towers in Midtown East to go through another review process anyway. In the case of 270 Park and 175 Park, they wanted things outside of the zoning, and would have had to go through the process anyway.

The lobby is a bit blah especially compared to 270 Park Ave. Although I trust Foster with the details - it will look seamless and monolithic.

We’ve only had basic renderings of it so far. 270 Park was already rising before we got to see anything really specific in that regard. I expect it will be something nice.

Would be great if that lighting on the stone went up the entire building on the North and South facades.

That material on the columns also looks like some form of marble when you look at it closely.

I think this has more of a "soaring" factor than 270 Park, which I really like. But I think 270 Park wins in other factors like the warmer, inviting finishes. 270 Parks pedestrian experience (the cantilever/overhang factor, the grand lobby, etc) feels more epic too, imo.

Again, the community board doesn’t have anything to do with that, nor the commission. The developer’s plans zeroed in on a 1,175 ft max height. But tgat doesn’t include things like mechanical bulkheads or parapets, which 175 Park likely wouldnt have. Currently, tge developer’s of 350 Park are zeroing in on 1,576 ft, more than 200 ft higher than they initially said the tower would be when Citadel signed on.
