As we've discussed the last few pages, here we have San Francisco. The strict definition, matches almost perfectly with the skyscrapers zone on the Pedestrian's post above. Density is relatively low because there are plenty of office towers in this area while the bulk of the growth is happening south of Market Street, around Salesforce Tower up to the docks.

Downtown San Francisco, the broader definition, also encompasses Chinatown, Nob Hill, Tenderloin, Civic Center, Rincon Hill/South Beach and South of Market. Very dense and populated area, comparable to Chicago's Loop + Near North Side, posted on Page 2.

And as a bonus, Downtowns of Oakland and San Jose. Their performance, compared to the boom everywhere and the very strong performance of the metro area, it's relatively underwhelming.

Strange - that was during the dot-com boom and expect at least a population increase. it decreased by 47%

down at the S Van Ness/Mission intersection, the final striping hasn't been done yet, but the roadway certainly does look much sleeker and tidier (this is Mission)



one significant thing is that, on Mission, they moved the median island south one lane, so that all traffic on the north side is SW-bound, and all on the south side is NE-bound.



before, there was one SW-bound lane on the south side, separated by a painted strip from the adjacent lanes, as can be seen on google maps still (on the right in the shadow):



this view of the intersection is almost unrecognizable from what it was just 4-5 years ago



where 12th St meets S Van Ness is also taking shape, with 12th now curving to connect at a right angle. looking out at S van Ness



looking back down 12th



so that means that the little area with the green enclosure is also getting framed



and crossing 12th St has become much more straightforward than it used to be. I'm not sure, but it may narrow further once 10 S Van Ness gets developed

Census tracts shapes doesn't allow a perfect match for neighbourhoods.

I used 5 tracts for this region that I called "Financial District/Embarcadero". 2 closer to the traditional Financial District borders, 2 forming the Embarcadero and 1 south of Market (between Market, 4th, Howard and Beale streets).

The 1990's loss you're referring to all took place in those 2 census tracts roughly forming the Financial District. The census tract south of Market, for instance, went from 46 (1990), 167 (2000), 1,513 (2010) and 2,106 (2020).

thank you for the information, but I still can't think what that would correspond to in the real world. a loss of 5000 inhabitants in the FiDi in the 1990s? I mean, what large population lived in that area that left during that time? there wasn't much development as far as I know, for example.

New renderings have been released along with CUA approval for 1525 Pine Street, an eight-story residential proposal with adaptive reuse of the historic Grubstake facade in Nob Hill, San Francisco. The project was approved in July. An appeal was filed last week by neighbors, though it is widely expected to fail. San Francisco-based Pine Street Development is responsible for the project.

The 83-foot tall structure will yield 21,230 square feet, with 17,300 square feet for residential use, 2,470 square feet for commercial use, and 720 square feet for a rooftop terrace. 1525 Pine Street is poised to create 21 rental units, of which two will be affordable thanks to the state density bonus. Unit sizes will average 582 square feet, spanning 15 studios, three two-bedrooms, and three three-bedroom units. Parking will be included for 32 bicycles.

Kerman Morris Architects will be responsible for the design. Facade material will consist of colorful cement panels and plaster. The Grubstake’s facade will be rehabilitated, retaining the existing sign and windows while recreating the yellow door.

The appeal was filed through the ​​Law Offices of David Cincotta. According to SocketSite, a significant amount of opposition comes, ironically, from the immediate neighbor, The Austin, a newly-built twelve-story apartment building . . . .

City records show the lot sold in 2017 for $2 million. Construction is expected to cost $7.5 million over an 18-month period.

Have you guys seen the new Matrix 4 movie trailer? The skyline looks AMAZING there.

For Shang Chi though... they, for some reason, used 2013-2015 footage of our skyline...

Hines has filed a preliminary project application revealing for the first time plans to dramatically redevelop the 3.5-acre former PG&E complex, including the tower at 77 Beale Street in SoMa, San Francisco. The proposal includes office modernization, a new residential building at 50 Main Street, and a public-oriented street level. Most dramatically, the 35-story tower will be reskinned with a curtain-wall design by Pickard Chilton.

The project description from Hines shares that “the proposed façade, with a glistening crystalline skin wrapping an unexpected and sculptural form, will be an iconic moment in the city’s skyline and a welcoming beacon within the heart of the city.” While the roof-top height will not be changed, the curtain-wall facade will rise to 530 feet above street level, exceeding its existing height of 492 feet. The tower’s spire, a microwave tower that rises to be 593 feet above the street level, will be removed.
