It's absolutely mind blowing that Winnipeg, like most other cities in Canada, likely just experienced the single largest increase in population on record last year (probably close to ~20,000 population growth between July 1, 2022 to July 1, 2023) and yet mid and high rise residential development has been super quiet. I guess the recent increases in interest rates and construction inflation has made new construction, especially large projects, very difficult at current market rent rates. I suppose landlords are enjoying the massive upward pressure on rents resulting from massive demand these last two years and have little incentive to invest in building more housing stock.

But hey, if people are willing to cram themselves into smaller and smaller spaces (like renting one of the four beds found in a 2 bedroom apartment) all for the sake of moving to Canada/Winnipeg to study "Business Administration in Hospitality" at Robertson college so they can move on to become a part-time security guard working at GardaWorld while delivering Door Dash in the evenings, then who are we to say that the federal immigration targets should be re-evaluated so as long as landlords continue to make cash hand over fist while begging for handouts in exchange for "affordable housing" while the healthcare system bursts at the seems and average income households can barely afford housing and groceries.

Someone posted recently about the large number of units being built in Winnipeg. There's a bunch of developments on Pembina. Mid-rise type stuff. There's also a boat load of the normal suburban crap going up.

The downtown projects are either coming online or have been cancelled. If it was viable to be building high rise downtown in this market, developers would be. Ie: If people actually wanted to move downtown en masse, it would be happening.

Well that's a big ole sigh. When interest rates were low, it seemed like downtown parking lots might actually start disappearing haha. One can dream. If there is hope, it lays on Kenaston and Taylor and at Southwood.

Has anything heard any developments in regards to the Polo Park redevelopment? It seems to have gone silent for several months. I wonder rif that was vaporware right off the hop.

Everyone’s hedging on interest rates dropping this year. I doubt any large project will launch until rates drop about 1.5-2%

Gotta love that line, waiting for the dole and then they'll start developing the mall area lol. As long as it gets developed, the property tax jump will pay for whatever measly payout the city can afford haha.

I always chuckle about these retail things. "Big news we got X store coming to the mall!!!" Oh yay more junk to spend money on.

Somerset Block & Canad Inns empty promise to launch a $150 million dollar investment.
Ledohowski and her father Leo repeatedly told councillors over the last few months that adding the Somerset Building to the city's list of historical resources would jeopardize plans Canad Inns has for its downtown properties.

nice to see sidewalk construction sheds being installed today at portage and main for the re-clad at 200 portage.

FYI the former transit office (?) needs to be torn down, such a sidewalk eyesore all boarded up and graffiti. tiny little shack can be torn down in 30 minutes with a loader.
