It's absolutely mind blowing that Winnipeg, like most other cities in Canada, likely just experienced the single largest increase in population on record last year (probably close to ~20,000 population growth between July 1, 2022 to July 1, 2023) and yet mid and high rise residential development has been super quiet. I guess the recent increases in interest rates and construction inflation has made new construction, especially large projects, very difficult at current market rent rates. I suppose landlords are enjoying the massive upward pressure on rents resulting from massive demand these last two years and have little incentive to invest in building more housing stock.
But hey, if people are willing to cram themselves into smaller and smaller spaces (like renting one of the four beds found in a 2 bedroom apartment) all for the sake of moving to Canada/Winnipeg to study "Business Administration in Hospitality" at Robertson college so they can move on to become a part-time security guard working at GardaWorld while delivering Door Dash in the evenings, then who are we to say that the federal immigration targets should be re-evaluated so as long as landlords continue to make cash hand over fist while begging for handouts in exchange for "affordable housing" while the healthcare system bursts at the seems and average income households can barely afford housing and groceries.
