So I went to the DRC meeting today.
22 Fourteenth Street, sitting at the southwest corner of 14th and West Peachtree, looked great. Pretty tall and sleek, and takes up just the eastern maybe 3rd of the block, and is the first phase in Related's development. The ground level had the amenity fitness center at 13th and West Peachtree, then the lobby, then at 14th and West Peachtree and retail space with a patio on top. There was also amenity space on top of the parking podium, and on the roof. They're preparing for the second phase to have very tall retail spaces along 14th in phase 2, but had no graphics to show because they are still developing what will go there. They want to create a pretty strong retail presence in phase 2 from what I could tell with their descriptions. DRC gave some loading dock suggestions on 13th, and had concerns about the parking deck treatment, which was integrated in the building. Overall great building, much better than what we see from Novare, and with good height, meaning it will help break up the Skyhouses there. Related did seem in a rush to get this approved, so I'm hoping that means they intend to get this project started soon.
Next up, 1010 West Peachtree, which will probably be called Hanover West Peachtree. This project is going to be great for 10th street. Retail lining the corner of 10th and West Peachtree, down 10th, and the corner of 10th and Spring. This is taking Checkers. The parking is underground and sunk into the hill, so no wrapped deck. The parking is completely hidden below grade. The remainder of the streetscape along West Peachtree and Spring is taken with a few townhome style apartments, and regular stoop apartments, as well as loading and deck entries. I did get a few pictures of this one. This project will be great in my opinion, and this developer is all about impeccable quality.
Last up Azure on the Park. Not really anything new from what we didn't know already on this one. IMO, not the best proposal yet, but it has potential. Stoops line 11th, retail at 11th and Piedmont, and the condo tower on 10th will be done at a later date due to legal issues from the former pre-recession project. They aren't in a rush to get this approved by the DRC yet, as they are still going through rezoning etc. I don't think this one will be anywhere close to breaking ground this year.
