does anyone know what is going on with the 700 Kingsway building? (SE Corner of Fraser & Kingsway)

I was expecting it to be a tear down but there has been an extensive renovation going on for a while now ..... looks like a flagship restaurant spot to me. but what do I know.



pic from FB. looks like old WOSK signage has been uncovered.

BEEDIE sign up and some sort of site prep underway at the SE Corner of VENNABLES and RAYMUR. I am assuming a multistory industrial of some kind .... but I thought they would wait till the rail underpass is put in ..... so maybe they are just grading the site, etc to wait for that. currently some hobos living in the NE part of the site.

Seems like it was on sale again last year.

Also seems to be connected with a property on Vernon.

I don't think thete's any connection between the Vernon property and the Venables site, other than ownership (assuming the Beedie signs means that Beedie have acquired it). The site has been on sale for several years. Beedie have other interests in that part of the Clark Drive industrial area including 1000 Parker, the studio building.

Before it was cleared there were a series of buildings that were part of the General Paint plant that was there. No development application has shown yet, but given the previous use, there's a strong possibility of polluted soil that will need treatment or removal. I assume they'll need to remove the slab of the old buildings to test properly, so that seems likely to be what they're doing.

The railway underpass isn't going ahead any time soon. Having intially agreed to contribute to the design work, CN didn't provide any funds for that to go ahead, and there's no funding to build it yet, even if it had been designed.

1140-50 Raymur seems like it sold in a similar time frame with Parker Studios.. maybe they grabbed that as well.

Google search for "700 Kingsway Vancouver" with results for past year
info in the 1st link ..... just saying ..... often if you google search something you will find the answer yourself. I know this as I do it all day .....

I also provided a photo. when is the last time you have contributed to this forum in a meaningful way douche-bo??

A key opportunity to seek funding from the federal government to help cover the estimated $125-million cost of building the Prior/Venables road project has been missed by the City of Vancouver.

There was a $1 million gap in the required funding to commence work on detailed design in order to advance to the next stage of the application, according to City staff in a memo last month.

The first phase of design and planning work was expected to cost $4 million, with $2 million covered by the federal government. The Port of Vancouver agreed to cover $500,000, and the municipal government agreed to fund a further $500,000.

Other partners benefiting from the project, including CN Rail, were expected to contribute to fill the remaining $1 million, but they did not agree to allocate funding.



and back to the BEEDIE project this render here shows whats sort of envisioned for the site ... looks like the site will have a grade change to it in the future ... sloping down to the underpass. I have to imagine it would be much easier for them to wait for the underpass to be built before they build.

I said "700 Kingsway Vancouver" and that indicates the search phrase, you're not supposed to actually put the quotes in. Ya.

When someone says push the "Enter" key you're not supposed to look for a key that says "Enter", you push enter.

As Beedie bought the site in August, and that render is from the Daily Hive in 2019, it's just a placeholder image and not a real scheme.

Beedie would be crazy to wait for the underpass, which may be years (if ever) it's built. CN seem to have paused the twin tracking and wouldn't even put $1m into the design, so until their plans are clearer it's unlikely that anything else will happen to Prior / Venables.

When utilizing my supreme Google skills for the 700 Kingsway property (SE corner Kingsway and Fraser) I did find the strip mall across the street on the NE corner is/was for sale as of January.

"Further opportunity to rezone under the Rental 100 Program to achieve higher density
Favorable C-2 zoning allowing for a mixed-use development up to 2.5 FSR (base density)
17,978 SF site with additional density potential"

Another source - Georgia Straight:
Kingsway home of Vancouver diners Sal y Limón, Straight Outta Brooklyn Pizzeria, awaits buyer for $15.8 million

"Based on tracking by real-estate site Zealty.ca, the 701 Kingsway strip mall was listed on March 4, 2020.

Available records do not indicate a sale has happened.

The listing carries a $15,888,000 price tag.

A Lee and Associates brochure indicates that a sale presents an opportunity to consolidate the strip mall with three single-family lots to the east.

Interesting, though that doesn't bode well for the current tenants, I would assume.

Just conjecture but maybe Sal y Limón will move across the street to the aforementioned 700 Kingsway property under renovation across the street.

We know from the very informative Vancouver Sun article that "The building is being fixed-up for a pair of restaurants on the main floor."

I think they want to expropriate some land for the overpass as well so it would just need to accommodate that.
