The Leonard, at the old Lenny's site on Memorial Drive is coming along quickly. The building does not cover that much area and is definitely the smallest apartment complex going up in recent memory. However, it's good urban infill.

This video frames perfectly Atlanta-based entrepreneur Michael Tavani's concept of a " hub for consumer- and design-focused startups".
Wish him the best and hope he finds some great collaborators for his concept.
Switchyards has a great deal of potential because of its location near Georgia State; a block from the streetcar and a few blocks from a MARTA station. It’s also walking distance from parks, restaurants and stores — as well as residences (the building adjacent to it is condos).

Am hearing Yoo On the Park and 33 Peachtree have financing and looking to break ground by months end........

That would be good. The year is half over and none of the proposed residential towers have actually started (except for student housing which I don't count). I keep wondering when Midtown's apartment boom is going to leave the paper it's printed on and join us in the real world.

On a related note, Steelworks (kind of Midtown but more Home Park) is massively delayed by my own observation. Its progress has slowed down significantly and it doesn't look much different now than it did a few months ago. The signs out front still say "Spring 2014" but it doesn't look like the first phase will be ready for several more months.

Why would you not count the student housing projects? They are really transforming Spring Street in that area and will bring a ton of foot traffic. There's also the possibility of another tech incubator moving into office space in Centergy 2.

They're not open to the general public.

Did you notice that weird, deep trench along the whole Memorial frontage? I couldn't figure out if it was for drainage or utility or what.

I know the Augustine folks are excited to get all the new customers next door and it will kind of block the view of that crappy Azar's building

It looks like the slope back is to safely allow construction of the retaining wall. It will get filled in once the retaining walls are waterproofed and a drainage system is installed at footing level.

Multifamily Plans for Phipps Revived

A permit for site work was filed this past week for Phipps Plaza Lofts, a 320-unit apartment project next to the Simon Property mall. The permits list Equitable Life Assurance as the owner, however, Bisnow speculates that This could be the same project—albeit with a new name—proposed by Columbus Realty Trust in 2012.

I know many here think it's just a lost cause (very similar to the Tysons Corners naysayers), but the Perimeter is really trying to urbanize. They are doing a lot of things right to retrofit/improve the area.

This is basically morphing into the dominant corporate hub of the region. I for one laud them for their continued efforts.

Agreed. It's already a very different place than it was ten years ago... five even. Lots of steps in the right direction.

Site work has begun on the State Farm campus. Chain link fence has been installed and workers have started demo on both restaurants. Also, the Capital City Plaza reno is in full swing.
