Hey folks, I know this is off-topic, but I posted another big photo thread of Atlanta for those who want to see it. It is definitely better than my last one!

And it is pretty much epic, in my opinion.

Ponce city market update

A recent WSB Channel 2 report outlines the most recent details surrounding the progress and prognosis of the long awaited project. The $300 million redevelopment is helping to transform an entire neighborhood. According to Jim Irwin, Jamestown Senior Vice President,{there is}" over a billion dollars in investments in this submarket. It’s the fastest growing submarket in the entire city in Atlanta."
Some of the first businesses are said to be setting up shop as early as September. Also included in the project are 259 apartments. The model is open and they are leasing for move-in, also starting in September.

Developers expect to have Ponce City Market at full operation by next spring. At that point, they said with apartments, offices, shops and restaurants, they expect 10,000 people on the property at any given time.

That is quite amazing, what about the traffic on Ponce, it will be a nightmare as it already can be.

Traffic is going to get worse before it gets better, but that's not necessarily a bad thing. If an area doesn't have traffic, it's probably not a lively area. The key is to offer different options to those who do want / need to get around without having to sit in that traffic. There are a lot of good bus routes on Ponce that people can take and are very underutilized by residents, they have the bike paths and the Beltline which can get you to more areas than most people think, you can walk, and hopefully in the near future we can see transit around that area either on the Beltline, the proposed east / west line streetcar line, or both.

With that said, most of the traffic on Ponce in the afternoon / morning is commuter traffic. There are other ways for people farther east of the city to get into downtown / midtown. If they want to sit in traffic, no one can force them not to, so they'll always be traffic, but eventually they'll come a point when they maybe take that bus route or hop on MARTA.

North Ave is kinda dead compared to Ponce, so some of the traffic should automatically filter over that way.

Scoutmob cofounder plans design incubator in downtown Atlanta

Quote:
Michael Tavani is making an ambitious bet that downtown Atlanta can become a hub for consumer- and design-focused startups, the way Midtown is for enterprise software.

The co-founder of Scoutmob — arguably Atlanta’s buzziest consumer tech startup — will locate his consumer-focused incubator, Switchyards, in a 1920s building across the street from the Tabernacle, on the Streetcar line and two blocks from Centennial Olympic Park. Tavani, who has the 20,000 square foot building under contract, is expected to announce his plans at an event Thursday.

“Switchyards will be the home of the strongest consumer startups in the city,” said Tavani, who is not shy about setting expectations. “So, everyone who’s starting something consumer-based in Atlanta says, ‘That’s where I need to be.’ ”

This is great news! The building is pretty small though, and not directly next to the tabernacle. It's close though and currently abandoned.
Link to location.

I'm pretty sure Legal Aid actually does use that building right now. I work on that block, and I'm not sure if they use the whole thing or if they'll be moving out if this goes through. I think this could be a great little project, and I imagine it's just the beginning for Fairlie Poplar.

Beltline And Ponce City Market Join Forces

Quote:
Not since peanut butter and jelly were first combined has a pairing been as practical as the partnership between the Atlanta Beltline and Ponce City Market. The two Atlanta mega-projects are joining forces to build North Avenue Plaza, a public area between the trail and PCM that will allow Beltline users to relax among native trees and plants, benches and bike racks.

You'll be able to get to the plaza using either an ADA accessible pathway from the existing trail or from (drumroll, please) a brand-new elevator and stair access from the bridge over North Avenue.

You're correct. It is NOT abandoned. I know because my condo is on the 4th floor of that building to the right in the photo. I live literally inches from the site.

That's a great looking old building. (The condo is nice, too!)

Wonder when the downstairs was opened up to street level? I can't remember what was there before Legal Aid. A camera shop? Or maybe that was in the next block.

Evidently they can't control what gets built on the adjacent parking lot?

The building code dictates this because of the proximity to the property line. Google "fire separation distance" and there are some relevant images that illustrate how fenestration and wall ratings relate to the distance from the adjacent property line(s).
