Yeah, it’s the empty and relatively thin-but-long lot directly west of 4th West Apartments. So 200 North & along 490 West.

New Project: The DeWitt Apartments

A new project has filed for a Design Review.

Location: 346 South 500 East

AJC Architects

Project Narrative:
The proposed project is for a 149-unit apartment building that will be a mix of studio, 1 bedroom, and 2 bedroom units on a 0.77-acre (33,600 square feet) parcel in the R-MU – Residential Mixed Use zoning district.

The proposed building will be consisting of 6 levels of apartments over 1 level consisting of a building lobby and an automated parking garage with an underground pit and a basement level below the lobby area with individual storage units. Mechanical units for the building will be located at the roof level and will be screened. Amenity deck connected to the club room at level 7 will be located at the roof level as well.

The primary building materials being used on the street-facing facade are architectural concrete, metal paneling, fiber cement wall panels, and wood-look metal siding.

A combination of stucco and the above-mentioned materials is proposed for the side and rear facade.

Request for Additional Height:
The tallest point of the proposed building will be approximately 86’ tall plus the elevator tower clear height overhead.

The majority of the building parapet is 2’-6” above 75’ height except for the building club room roof and some of the architectural features for amenity deck support.

Buildings in the R-MU zoning district are permitted up to 75’ tall, and up to 125’ with the Design Review process with Planning Commission approval.

They actually have a whole presentation that I found pretty interesting. The only “retail” will be a publicly accessible coffee shop in the right-most “amenity” building which is actually a good location given where it sits in the overall development and the trax/front runner line.

I was excited that they included a picture of the yet-to-be official office building which will sit west of the old hardware building. It will be mass timber. Maybe someone else can post the picture. I know that office-space was something they talked about initially, but I figured they might be transitioning the plan more to residential.

In the Q&A they also discussed reserving a whole floor of the micro-studios for short term rentals, which i think is a good idea.

With all this residential going in next to the Gateway, it wouldn’t surprise me if Gateway gets a mini-Target like in Sugarhouse.

Relatedly, one thing I’ve thought about a lot is there is a walkway connection to the Gateway that goes under the underpass/viaduct next to this dev which is begging for some public art. In Seattle there is the “Fremont Troll” statue that people go and get pictures on under a bridge and it’s become something that is on the bucket list when you go to Seattle. It’d be cool if something like that were in that spot. Make it a fun destination. Maybe a replica of the Joseph Smith Sphinx from Gilgal Gardens?

Not sure if this has already been posted but I just saw a notice that the downtown post office in Royal Wood will be closing on June 30.

Liberty Sky

Was walking downtown this morning past Liberty Sky and notice what appears to be the 22nd floor being built.

Does anyone know if this is a penthouse suite being built?

Yeah this is from the firm doing the interior design: "... Club Room with catering kitchen overlooking a swimming pool and entertainment deck featuring an outdoor fireplace and cooking stations. Glass guardrails surrounding the deck permit unobstructed views of the cityscape and surrounding mountains."

They are moving the PO to the old Pier 1 building on 900 South between Main and WT for a year until they find a permanent spot.

The Magnolia - Completed

Was talking to my SLC lawyer brother about this, and he said the shop owners would be crazy to not file a lawsuit about their easements on the Carl's Jr property. Is it a cash-grab? Yes. He said too bad I'm not representing them. lol

I have some family in a sky suite at The Regent and I took a couple of pics from their view. I was trying to get all 3 cranes without a glare but I couldn't get one.

I could get used to waking up to that view every morning! I've always thought the Regent would've been great as a tallest due to it's location and nice curves. Thanks for the pictures!

My question is why wasn't this resolved during the public hearing and planning process? The neighboring businesses had plenty of time to reach out about this. Did they reach out and were rebuffed, or did they conveniently wait until they could sue and try to get a settlement to do anything about it?

There was an initial suit that the Kensington people won on summary judgement. That initial decision was appealed and the other side won on appeal.

Moda Luxe site a couple days ago. Also, anyone know what happened to the Beto's on 4 south? Looks like they are permanently moving. Might see another residential there soon if the billboard can get taken down.
