LG Development Group and Hartshorne Plunkard Architecture said they have broken ground on Row 2750, an 11-home rowhouse and condo development at 2750 N. Lakewood. The prices run from $700,000 to $1.4 million, and the developers say three of the homes have been sold.

It will replace vacant land, so that's always good.

Why is it being called a townhouse and condo development, though? The floorplans only seem to consist of townhomes

Could somebody tell me if I'm interpreting this rendering below right: Kenmore north of Belden is a through street. Does this mean it will no longer be a through street and instead is going to be pedestrianized?

I heard from a fairly reliable source that the Target lease has been signed for the Carson Pierre Scott location

Not sure if the "pedestrianation" is a good thing....thoughts

^Not only that, but several two and three-flat historic homes along Belden and Kenmore will be demolished to make way for this building. What a shame.

If I had to guess, perhaps legally the units are condos rather than fee-simple townhouses.

Houses are already gone. Seminary was pedestrianized very successfully years ago. This street wasn't good for much other than on-street parking. Its abscence will probably improve traffic flow and encourage use of garages.

^ Plus, this building has a higher roofline than those historic houses. Thus, a feeling of more enclosure.

I believe the only buildings that were torn down were these two:

A third building is being moved somewhere else on campus, probably on the same block.

Other than that, the site was primarily made up of parking.

No, they demolished 7 historic apartment buildings and moved none. There were 2 1/2 lots of parking and one lot of green space.

Demolition is moving forward in Oak Park at Forest and Lake, the proposed location of a 20 story hotel and condo project. Hope it actually happens. Downtown Oak Park does not need another permanent empty lot.

Demolition of a long-vacant, one-story building in downtown Oak Park started this week, making way for the eventual construction of a 20-story tower, which will be the tallest building in the village.

Chicago-based Sertus Capital Partners is currently ripping down the property at the northeast corner of Lake and Forest, which was once home to businesses such as The Original Pancake House and Certifiedland Grocers.

Sertus was originally supposed to have the structure razed by July 15, under an agreement with the village, but striking construction crews put the work on hold. The developer asked for and was granted a delay on the demolition from the village board last month.

A grassy field will replace of the one-story building. The public garage behind the structure, meanwhile, will stay up until Sertus is ready to build its new development, which will include a 140-room hotel, 85 condos and a 510-space public parking garage. The developer and village are partnering financially to make the $85 million project happen.

Sertus next must apply for building permits from the village by Dec. 15, or village approval for the development can be voided. Construction must start by Sept. 15, 2011.

As long the tenant keeps those beautiful storeroom windows uncovered, any lease is good news to me.

That's exciting about the Target. I hope they really take advantage of how amazing the interior of that building is.

Infinitely better than the earlier design for the Theatre School......yes, the DePaul are of Lincoln Park also is deserving of decent architecture in new construction


Also, very happy to see that Row 2750 low-rise residential projecct go forward....sweet design by HP....

It makes a lot of sense to pedestrianize streets on university campuses when the only uses on a block are school affiliated. Vehicular access for university services still seems to be maintained, if we are to believe the curb cuts, & the width of the brick promenade in the rendering.

Not only does it limit possible car/pedestrian conflicts in an area that is flooded with students sporadically throughout the day, it additionally discourages trips by car too and from the university by private vehicles.

As for the art school, I'm more concerned about where the lighting is coming from & the disappearing street lamps & gates in the rendering.
