Yeah looks a lot like the Park Avenue interior. Still not many details on this "interactive light display".

To get the full effect of interactive light displays, you would ideally place the building on a waterfront and then view it from across a harbour, sort of like in Hong Kong and Kowloon. I think the effect of this display will be lost behind the other towers at King George station. Sort of like wearing your fancy Dior suit under a parka.

Well you have to thank Vancouver's and North Van's many restrictions for that: Lonsdale Quay, Coal Harbour, Yaletown, Olympic Village, West End: all wasted opportunities. Only waterfront that I can think of for that kind of building to exist is New Westminster's river front area. Unfortunately few have reason to be at the other side of the river to view it, although the skytrain and Pattullo Bridge users would love that.

I've said this before. It will be completely surrounded by towers within 10 years. Sounds like a marketing gimmick for sales really, won't really be a landmark if it's not visible.

Interesting that the planning report that went to Council for this project's approval had zero mention of a light display in it. Typically those details would be mentioned and require approval.

I don't see this getting easily buried in towers. It will be seen from holland park for years to come. add behind it is quibble creek water way which will not be getting touched

The Sales center that was Park Avenue has now been re-branded Park Boulevard and they have 4 sales people for the new building.

Do you think we can get a new thread made up for this tower instead of posting here about it?

I was paying 1280 for the largest floorplan in infinity tower till a couple months ago.. next tenant pays 1600. all the people that were showed the unit first checked out park ave. and were turned off by the tiny floorplans.

I dunno who's spending 2000 bucks to live in a fancy condo in whalley.. aside from a few new towers it's still not a very interesting area with much to do. if I worked in vancouver (which I assume many do) and could get a roughly equivalent unit to mine for 50% more (as in example in previous post) I'd probably be heading that way immediately

Not exactly Park Avenue, but Park Place has one unit left for lease in the plaza and there was a drywall truck outside with the door open today and another construction vehicle. The lease sign is still up, so don't get too excited people.

We are not in Vancouver which I am sure is a major factor in having lower monthly rent. However, this is Surrey after all, which is south of the Fraser.

On the other hand, there has been a resurgence of demand in the central city core which has driven up leases. The other day I was walking through Superstore off 104 and noticed such an eclectic mix of people speaking in many languages - Russian, Filipino, Chinese, Affrikaan, etc. Surrey is perceived to be affordable and has drawn more people to it from all walks of life, but with higher demand comes higher rents. Eventually there will be a price ceiling where the rents just are not sustainable for everyday people looking for a roof over their head.

I was able to lease out my 1 bedroom in Park Place on 21st floor back in January for $1300 within a few weeks of listing. I could have likely pushed for a bit more but the interested tenants seemed AOK and i didn't want it to sit empty 2 full months. The prices reflect what people are willing to rent and in the grand scheme of things, Surrey Central is still largely the cheapest rents along any SkyTrain route in Metro Vancouver.

It isn't that far anyway 45 minutes from KGB to Waterfront is certainly not hugely far and with most jobs migrating away from Vancouver itself, Surrey Central isn't as far as people think from work. $2,000 for 2 bedroom is hardly insane right next to SkyTrain. I think it is crazy because I pay less than that on my mortgage on a 3 bedroom townhouse in Surrey Central... but then again I had capital for a down payment and a lot of people don't.

That project is still under initial review with the city. A new application was submitted in 2016 for it.

I see as always thanks Shift for the information! What is the likelihood of this getting constructed? I never see it on those videos where they display surrey in the future with past videos such as lark groups or the recently west village.

Who knows about it getting built. I had heard a rumor that Concord Pacific was looking to buy the project/property and maybe go forward with it. Would make sense on the surface with them being the primary developer around KGB up to now. But again was just a rumor.

As with all projects, until we see digging start I don't hold a lot of hope for a project. This specific one you mention has had a development permit twice. So could have actually started building. And it fell through for whatever reason. I think they renewed once then the city eventually doesn't allow a renewal and you have to start again which looks like they are.

Project may happen. A different rendering from the architect's website (can't remember the name).
