We are not in Vancouver which I am sure is a major factor in having lower monthly rent. However, this is Surrey after all, which is south of the Fraser.
On the other hand, there has been a resurgence of demand in the central city core which has driven up leases. The other day I was walking through Superstore off 104 and noticed such an eclectic mix of people speaking in many languages - Russian, Filipino, Chinese, Affrikaan, etc. Surrey is perceived to be affordable and has drawn more people to it from all walks of life, but with higher demand comes higher rents. Eventually there will be a price ceiling where the rents just are not sustainable for everyday people looking for a roof over their head.
